I would suggest review your amenities make sure accurate it seems very low Not everyone wants to spend a lot of money so if set up correctly you can be successful.
I would suggest rent out each room separate.. Two people max on a room if they really have 6 people then rent 3 rooms. When we did this in Hawaii there was shared kitchen and living room but it was presented as use but not really a hang out.
Rooms are small inn Hawaii, we did a queen bed usually 1 sitting chair,, offer wi-fi so with their device they can stream the weather or a TV show..
We didn't supply amenities of coffee or soap. because they are less likely to leave what they bought in a shared area.
I was within walking distance so they texted me and I dealt with any issues. And actually less issues then my other places'.. When you set they use their room primary and shared areas area like the hotel lobby not a gathering place.
Create the room to be comfortable that doesn't mean luxurious just a comfortable place at the end off day
Price in regards to a hotel room but discounted because your not a hotel. In Hawaii no motels so we priced like a motel which doesn't exist so no competition.
You don't have to be what your not do what you are satisfactory and your reputation builds...
