Hoe werkt Airbnb voor het huren van een appartement (in België)

Hallo,

Ik zou voor de eerste keer een appartement willen huren via Airbnb maar weet niet juist hoe het allemaal werkt.

Ik ben in contact met 2 verhuurders. Beide wonen in het buitenland maar hebben een appartement te huur in Antwerpen.

Is het juist dat ik,om het appartement eerst te kunnen bezichten, eerst de hurprijs en/of waarborg moet betalen en dan ik, mocht ik het appartement toch niet goed vinden, het geld onmiddelijk terugkrijg van Airbnb? Dit systeem lijkt me nogal veel gedoe...

Ook klopt wanneer de verhuurder zegt dat ik de eerste huurgeld aan Airbnb moet betalen maar vanaf de tweede maand de huishuur rechtstreeks op haar rekening moet gestort worden?

De huurprijzen zijn all in per maand dus veronderstel ik dat er dan geen extrakosten bijkomen (buiten misschien de opkuis en dan de waarborg die ik terugkrijg ingeval alles netjes achtergelaten werd)?

Zoals jullie kunnen zien... veel vragen maar op de site vna Airbnb kan ik helaas weinig antwoorden vinden... en ik weet niet wat de regels zijn voor verhuurders... Ik wil uiteraard op de juiste manier huren...

Ik zou voor 3 maanden willen huren dus hoop ik dat dit in België mogelijk is.

Hoplijk kan iemand mij daarmee helpen.

Ik was onlangs ook op zoek naar een eigen plek om te huren. Daarbij kwam ik een verhuurder tegen op een andere site dan Airbnb. Eerst wilde de verhuurder via whapsapp contacteren voor het gemak. Ik vermoed de situatie al, maar toch wil ik de reactie uitlokken om te bevestigen. Ik weet nog steeds niet zeker of het hierbij om scam gaat? Hieronder heb ik de berichten van de verhuurder toegevoegd. Als iemand iets weet, dan zou ik dat ook graag willen weten.

[7-7 21:38] Helen Verhuurder: Hi Khanh! I received your contact for my apartment situated at de Greide, Eindhoven. My name is Helen Coble and I am the owner of the apartment and I'm from UK. I bought this apartment for my daughter during her studies, but now she is back home in UK permanently.
The apartment is available for rent in good condition, fully furnished and well equipped like in the photos. It's available immediately and for unlimited time.
The monthly rent is €550 and includes all utilities (Internet/Water/Gas/Electricity/Heating).
I want in advance the payment for the first 2 months of rent plus the deposit of €500 ( I request this deposit because  everything in the apartment is new and I want everything to be kept good..hope you understand ), in total € 1600 . If you agree you will pay the rent directly to my bank account each month without any extra costs for you.
The deal will be handled by Airbnb. I will pay the fees so you won't have any extra costs ( no agency fees ). Airbnb handle rentals for people who are unable to solve them alone, which are abroad etc., so they will take care both the inspection and also the payment. I've done more transactions with Airbnb and I never had any problems.
Before we go any further I would like to know a little something about you, like how many persons you intend to live in the apartment, and for how long.

I will try explaining the process step by step how this will work.
As I mentioned we will do this transaction via Airbnb. First you must reserve the apartment via Airbnb for two months and after you've made the booking, Airbnb will send you via email the invoice and all details about your booking.
As soon as you will receive the invoice you have 24 hours to complete the payment to confirm your booking. 
As soon as Airbnb will receive your payment, they will contact you to fix the date of inspection. Their agent will come in 2-3 days after your payment is confirmed to present the apartment and give you the contract. The contract is signed by me and you can choose to rent my apartment for long- or short-term period. The monthly rent will be the same for whole period.
Once you've inspected the apartment you have two options:
Option 1: You will take the apartment and sign the contract. After you've signed the contract Airbnb will release me your money.
Option 2: But I don't think you will use this option; you'll tell the agent that you don't want to rent my apartment and Airbnb will refund you the money in 48 hours.
End of the deal!
I've chosen Airbnb because they offer guarantees for both of us.

Dit is een oeroude truc! En er staat eigenlijk met kapitale letters geschreven: SCAM.

Je zegt het zelf al: Je kwam ze op een andere site dan Airbnb tegen (Dat kan natuurlijk wel, maar dan had ik verwacht dat je doorgelinkt zou worden naar de bijbehorende Airbnb advertentie).

Airbnb stuurt helemaal geen inspecteurs om een woning te bezichtigen en/of contracten te tekenen! Sterker nog: Het business model van Airbnb is gebaseerd op zoveel mogelijk automatisering en zo min mogelijk handjes werk!

Betalen buiten Airbnb om, Communiceren buiten Airbnb om. Het is allemaal tegen de regels en aanbevelingen van Airbnb.

Het is Helen (waarschijnlijk niet de echte naam) feitelijk helemaal niet om de huur te doen.

Zij (of Hij) wil je gewoon die aanbetaling aftroggelen.

En dan ook nog een kopie van je ID geven?

Dan ben je helemaal het haasje!

Oftewel: NIET DOEN!

Gewoon de officiële site van Airbnb gebruiken.

Dan heb je hier zeer waarschijnlijk geen last van.

Hello,

This renter is completely a SCAM he or she as well texted me the same way word by word. I came to bust him when he didn't want me to view the apartment first before submitting to the payments. The person ended up blocking me on Whatsapp after it been quit deceptive and only reaching out to pay first. Please watch out with this kind of person.

Hallo @Kellermen0, zorg er altijd voor dat je alle communicatie op het Airbnb platform houdt. Mocht je iemand verdenken van oplichting, kun je dit altijd melden door zijn account aan te geven bij Airbnb.

Hoi,

Niet intrappen mensen, er wordt veel op o.a. Marktplaats geadverteerd.

Maar vaak zijn de prijzen te mooi om waar te zijn,  je krijgt een link toegestuurd met de vraag om geld over te maken naar een vage bank in een ander land. Bij Airbnb zal de betaling altijd via hun verlopen en niet via overschrijving!
