HI guys, I've just popped by and seen this conversation from a few weeks ago.
Nadeen, how did it all pan out? I hope you have your own PL insurance. Your House & Contents insurer will not cover this.
I can tell you from experiece that you can't get a PDS out of Airbnb for their Host Protection Insurance: I have tried repeatedly and got nowhere. They only offer you the info that's publicly available on the website. That's not good enough for me I'm afraid.
Paul Hart has mentioned my name in this thread. I'm a Melbourne host, and also an insurance broker specialising in Short Stay.
I have solutions available for the most common hosting scenarios. Our most popular Landlord insurance has now been approved for Short Stay subletting (where a host is renting and then reletting a unit or apartment). This is a client group that have struggled to find cover previously. As with anything, conditions apply.
Please don't rely on Airbnb to protect you. This is serious stuff. Consult a broker for best advice (not saying it should be me, just make sure they understand the short stay market).
Tip: Going straight to the big insurers is not the best avenue as their call-centre staff usually don't get it.
It's a jungle out there...
