I cater for groups of up to 14 guests.
I have a minimum stay of only 2 days.
I do not give discounts for longer stays.
The price is for 10 people with £50 per head per night extra for all guests over 10 in total.
My cancellation policy is strict. I don't want to allow anyone to cancel at the last minute.
I do not ask for a security deposit. Most guests are really nice and will not damage your property, and a deposit is a barrier.
If a guest asks to 'secure' the booking with a part payment now and the rest later, I simply tell them that Airbnb insist on taking the whole payment in advance, and that I don't get my payment until about a week after the guests have left.
If they ask for a discount, I say that I if I take off £50, for example, would they agree to book immediately?
If they agree, I send them a special offer.
Remember that what you see is the price, is not the price that the guest pays.
To see that, the best way is to click on 'Send Special Offer' and you will see the price that the guest sees.
Just reduce your price there, and you will see the price that the guest pays being reduced accordingly.
To cancel, just press 'Back' and wait for the site to catch up.
Concentrate on making your property so wonderful, that people can't stop themselves booking you!
Don't think that people will book just because you give them a bottle of wine or a bowl of fruit or whatever.
If your property looks really good, they will book!
I give them a starter pack of a small pretty jar of teabags, sugar, instant coffee, longlife milk, handsoap and 3 toilet rolls per toilet.
That's it. I also tell them they can stop at the local shop to stock up on the way in.
