Special Offer

Hi - would love a clear explanation of the special offer pricing as it makes no sense to me at the moment 😞

When I enter my 'special offer' for the guest (i.e. the subtotal that includes any cleaning or extra guest fees) it calculates that I will earn more than my guest will pay (i.e. their price per night is lower than the one I based the special offer on) - how is this possible??!

 

e.g. my listing price was $300/night, a guest has made an enquiry for 18 nights. I want to do a 'special offer' of $240/night for the 18 nights so it calculates

$240 AUD x 18 nights$4320 AUD
Service fee -$130 AUD
You will earn $4190 AUD

 

But at the same time it outlines that my guest will pay the following:

$187 x 18 nights $3362
Service fee $212
Your guest will pay $3574

 

Where did the $187/night come from and who pays me the difference if it's not the guest?!!

I haven't offered any weekly discounts in my listing but I have offered a 25% discount per month but as the request is only for 18 nights I assumed that this 25% discount doesn't kick in...am I right or is this what is causing the dicounted nightly rate for my guest? Even so, this still doesn't explain why the special offer tab states that I will receive a $$ amount higher than the amount the guest will pay??!

 

I don't want to send them the special offer until I'm 100% clear on what exactly I will be receiving but at the moment I'm just left feeling completely confused!

@Caz1 Is your guest from the US?   Do you?  Quick look at the conversion chart shows $1 US equals $1.33 AUD.  Does that explain the difference?

All I want to do is  make an offer through the winter months of 'three nights for the price of two'. If there any way to do this? Please advise.

It's a shame when a thread has to go on forever & ever with Users having the same issues & Airbnb just ignores our issues.  If anything they should at least say the feature is not working or give us a work around like others have suggested on this thread until the problem is resolved!!! We're having to do their job!!

Dear all Price of your property are managed by Airbnb from the time you join their net work you have no control on special offers airbnb is the one to decide that not you.They have special price structures which you will get occasionally.That is the bottom line I have tried offering specila rates to two and ended up with u guest at my property.

@Bernard86  You are correct about Air BNB managing price only if the host selects Smart Pricing and even then the host determines the minimum and maximum price.

 

Special Offer is supposed to be a process that allows the host to over ride their own listing specifications for a one time offer.

So I went through the process my guest recievd my special offer accepted  it then gets a total that is the original coat not my special offer. What wrong???

I am having the same problem. Did you figure out how to adjust the payout to reflect your Special Offer?

I have offered a guest a special price of $950 as that was all he budget would allow. When I sent it it looked good on the left side of the page but after I sent it the ammount shoe he will pay $1172  and  will be paid $921. Now he doesn't want  book. How can I correct this for him??????

The guest will pay you your special offer and will also pay Air BNB fees, @Beverley11.  I think that is the difference.  The is wanting you to reduce the price to also take care of the fees.

Can anyone help me please. A guest sent a request for 5 nights. I pre-approved it. Then she told me she wants to check in at 4am. So I said I would charge her 50% for the night before. She then sent me a new request for 6 nights. I want to send her a special offer. BUT THERE IS NO BUTTON FOR A SPECIAL OFFER. 

How do I send her a special offer??

Hi Guy,

Because you have already pre-approved it, you can't make changes to that specific reservation.

However, you can have her cancel it and re-send you a request, even though she will still get charged the Airbnb service fee from both the first and second reservation. You will only get charged the service fee for the second one.

When the option comes up to "pre-approve" her, you will also see an option to "send a special offer". It's important to make sure to include/ add in the cleaning fee to this rate, which usually is already included in a regular offer.

Also, its very important to have the guest make the cancellation rather than you (the host). Airbnb sort of "punishes"  hosts for canceling on their guests. (Unknowingly, I did it about 10 months in advance, and still got punished.) What I mean by punishing is that they won't consider you for a Superhost status for at least a year, they block you out for the dates that you canceled (so noone else can book), post it under your reviews and if you do more than a couple of times in a certain period of time, they consider suspending you.

ALWAYS have the guest cancel. The only thing that happens to them is they have to pay for the original service fee. And if you feel really badly about that, you can split the cost, deducting that service fee from your overall rate.

I know this may sound crazy, but I notice that sometimes it's better to do things on the phone app, sometimes better on the laptop. This goes for hosting AND traveling. 

If you're only using one, try the other one. They sometimes are like completely different websites.

Hi guys, I am new on Airbnb. I have a booking for 19-29 January for an x price. However I was playing with the buttons today and I sent a special offer for 1-14 May for an y price and it sayes the guest has to approve it. Will it change the booking date from January to May if he accepts it? His booking is confirmed. I declined the special offer now, and the inbox sayes: declined, and not approved booking as before. However I can still see his booking under reservations. I hope i made sense. Please help me 🙂 Thank you.

my guest wanted to pay 525 total everytime i put in 525 it charged him way more . i lowered it and i got less out of the deal so the guest could pay the 525. How do i offer a special rate  so that it feasible for both of us? i cancelled my other reservation because of this issue.
