Hello, fellow 'Superhosts'.
I run a farm stay 20 minutes south of Hobart, Tasmania. And I am busy all year, 3 units and one more on the way. I think it helps that I really like people. I seem to be lucky and get super guests come and stay too haha. For example, and there are lots of examples, recently, during serious flooding that hit our city like none in history, I had all 3 rooms full. One flooded, like my home, with stormwater coming into the room in the middle of the night. It was about 2 inches deep. The guests did not wake when I banged on their door to ask if they were OK, the noise was horrendous. They paddled out in the morning and their first words were 'got a mop'? They then proceeded to spend two days cleaning up the mud left by the retreating water, cutting drains out in the paddocks with us and chatting and laughing. They left me a thank you card, a 5-star review and invited me to visit them in their home.
I treat guests as friends and they seem to respond very well to that. My home is never locked and they are invited to come and find me if ever they need something, or just want a chat. I have had many long conversations over a cuppa or glass of wine and almost fixed the problems of the world a few times.
I have only once in over 500 guests had a person behave in an inconsiderate way by coming into the house for something at 10pm at night. It was quickly sorted by reminding them that I need to sleep and that this is my home. No bad feelings and it didn't happen again. I do lots of nice things for people and engage as much or little as they like. I allow them to dictate that. Lastly, my animals love people. Dogs, ducks, chickens, cat and horses happen to be very nice people that love a cuddle of a play. It's fun and people seem to respond to that.
