Large group house rules

I couple of my properties are really large and fit more than 16 guests. On my end the house rules show 16 or more guests but on the guest end it is showing 16 guest maximum. A recent guest who became very concerned shared screen shots with me. Does anyone else have the same issue and has a work around? This is specifically the house rules section that is prefilled, not the free text area.

Yes...some Hosts I work with that have large properties have the same limitation. Airbnb added this 16 guest limitation during COVID and as part of their anti-party program, but was supposedly going to lift that?

The Hosts I'm working with usually send a special offer if the booker wants more than 16 guests. Just have to be careful to add nightly rate, cleaning fee, and any addl guest fees you have to the total on the offer. 

 

The guest will show 16 guests on the reservation, and then you'll have to adjust any messages sent to indicate the correct number.

 

You could ask Airbnb to remove the limitation on the listing, but not sure that will happen.

 

 

@Joan2709 yes, it was lifted long ago. I do not need to do anything f special, they just use my instant book. Once reservations is made, there is confusing messaging in house rules

So your House Rules are still restricted to 16, but guest can book more than that when making a reservation? When I tried to book 2 of your listings it wouldn't let me add more than 16 guests?

Maybe Airbnb would need to increase the max guests in House Rules in order to allow you to have more than 16 guests?

The Host I work with uses Request to Book and has addl guest fees, so the only way to work it over 16 guests is to send a special offer. We then have to manually adjust the scheduled messages after booking and check-in, as the short codes only reflect the 16 guests max as they take the info from the reservation details.
