We are now required to be licensed in Lakewood CO . They are asking for commercial insurance and contract paperwork with Air BNB for the taxes. Does the insurance we have through Air BNB count as commercial liability insurance? and where do I find the contract paperwork for the tax information.
I have left a message for the city to call me . Also checking here to see if other locals have already done this.
@Sheri322 Other than a 1099 which Airbnb won't issue this year the only tax data you can get is by downloading your transaction history.
I really think you should get your own insurance as Airbnb's has massive holes in it - Such as once a guest overstays they are not a guest anymore so Airbnb doesn't cover them or you for liability.
@Sheri322 AirBnB AirCover insurance does not name your individual property, so it will probably not be accepted as valid commercial insurance by your licensing agency. Also, there is NO contract that AirBnB will provide to you about their agreement (or lack thereof) with your State, County or Municipality to collect and remit taxes.
