I wanted to apply for the eco 4 grant , but as I am with Airbnb for 1 room apparently my home is now classed as ' commercial property ' so can't get the grant!! Is this correct? The property is out only residence and only booked occasionally.

Yes that sounds correct. You are offer short term rentals as a service and receive payment for this service . That makes it a commercial property @Barbara3366
I think most eco grants are income based so you may not have been eligible anyway as they are mainly for people on benefits .
it looks like you are offering a caravan and a studio so this would not come under a room in a home but self contained accommodation.

Thanks for clarification. You don't have to have benefits. It is also for health reasons and low income under £31,000. But being on Airbnb doesn't mean you earn a lot or don't have health problems. I just wasn't aware it made our house into a commercial property. 'Studio' was the only way to describe use of the room.
We now know!!

@Barbara3366 This sounds wrong to me. Surely taking advantage of the government rent a room scheme doesnt turn the place into a commercial property. Anyway if it does then just snooze the listing and then apply for the grant!
FYI Rent a room will only apply if your studio can also be accessed through a door from your house.

Yes, it was the front bedroom and is still accessible through the original door, but the door can be locked from our side making it private .Thank you for your input.

Hi @Mike-And-Jane0 if you provide a service and get paid for it you are running a business @Barbara3366 has both a caravan and a self contained studio.
@Barbara3366 if you and your partner are generating less than £31,000 including wages, your STR business income and benefits between you I would ask for your benefits to be reviewed as this sounds far too low .
your description says you offer a self contained 3 bedroom caravan and two self contained rooms in the house so this wouldn't come under the government's rent a room scheme .
