Confusion between hosting/co-hosting/listing owner

Hey there, I am working with a friend who owns a property in my area but lives in another state. He is not tech savvy so he has asked that I handle all of the communication, listing details, payouts, etc. I got everything all set up with me as a co-host for payouts but when I have me listed as the Primary Host (the face of the listing) it shows the listing owner as a co-host also and the messages with the guests looks like they're coming from him instead of me. We have our first guests staying in less than a week and now I'm not sure I have the payouts all set up correctly because of this. Any advise on where I went wrong?

It sounds like you set it up correctly. When I look at the listing it shows you as Host and your friend as Co Host (although they should still be listing owner). This is correct.

Guest Communications

The messages are a bit confusing as they show the profile photos of the person(s) who are in the message thread/reading the messages. This is the person who booked and any Co Hosts and other persons in the group who booked. The messages are actually from you as Host with the person booking and Co Host showing as "parties" to the communication...if that makes sense.

If you haven't turned OFF read receipts, you will also see who has read the message at the bottom of the message, or by clicking the 3 dots.

So if he's still showing as the listing owner in addition to co-host he should still be getting the "host" payout and I would be getting the "co-host" payout, correct?

Yes...that is correct.

You only "appear" as primary Host to guests.  If you go to the Co Host Card on the Listing Editor it should show R as Listing Owner and you as Primary Host. The Owner should have setup how you are paid and then made you Primary Host.
