Viewing Lounge vs Ensuite Bathroom

Hi All

We are new to AirBnB hosting - currently completing renovations.

We have a magnificent sea view, which can be viewed from the main bedroom and the front dining room.

This is linked to a small entrance hall/mud room - which I would like to incorporate by knocking internal doors down and insert large stacking doors across this room to convert it into a lovely viewing lounge for when the weather makes it too unpleasant to sit on the deck.

Unfortunately, we do not have an ensuite bathroom, only 2 separate bathrooms down the passage.

As we only have funds to choose one of the changes at the moment - which one would you estimate is the best choice for guests.

Assuming the bathrooms are in a good state, I'd say the viewing platform, @Christy286, especially if it's a cracker of a view.
