Guest changed reservation to 4 days less, but was billed more.

Hi everyone! 

 

Thank you, in advance, for your assistance on this.  We have a extended stay guest who booked the first of January. His work assignment has been adjusted and he needs to change his arrival from Feb 5- Mar 30 to Feb 9 - Mar 30.  He is getting billed 400-some more for less days.  I know it's a pricing thing and referred to airbnb help in an attempt to send a special offer (so I can keep the nightly billing rate where he had initally booked it) to him.  BUT it wasn't an option to send an adjusted price because the days were already booked for that guest, so sending a special offer was not an option.

In such a case it is not common to make an special offer, but to change the current reservation according to the new dates. And then set the price manually, if needed. It is possible that a calculated price is higher for shorter stays, especially when you use smart pricing, or due to the cancellation policy, or due to Airbnb increase servicecosts etc..

Thank you! We do use smart pricing and I'm learning the ins and outs of Airbnb pricing and fees.  We've only been open since Jan 1 and there are a lot of moving parts to Airbnb.  We love hosting!  Thanks again!

Yes, we offer a weekly and extended stay discount.  It can get a bit confusing when factoring in the smart pricing fluctuations though. 😊

Hi all!  Follow-up question on initial post about guest modifying reservation & price difference.  The tips I received from @Emiel1 & @Cormac0 were very helpful - thank you!  I went in to manually adjust the price to reflect the same per-day pricing that was in place when my guest originally booked, at the current number of days booked BUT his total is still approximately $200 more than when he originally booked.  I can only assume it has something to do with airbnb fees, but I am not able to tell what those are excatly and, even if I did know what they were, I don't know that I would be able to adjust.  I'm hoping this won't reflect poorly upon me as a host.  I should not have to adjust my pricing down to even less than I would have taken originally to get the price where the guest had it inially to make up for additional airbnb fees.
