Guest is leaving early what are we required to give them ?

I had a guest want to book for a year as she commutes to Ottawa from Montreal ( 2 hrs away) She sent her request for 1 month at my suggestion to see if this would work- I then emptied space in the bathroom and kitchen and set up a small fridge dedicated to her- I get a message saying she wants to drop her stuff off Sturday when she is booked for the next Tuesday and I tell her that if I get a booking I may not have access to the room so she gave me 100 cash to hold it ( the room rate is 35 so it was 140 worth for the reduced price) Then she arrived and I had to go get one night at the park and ride when she attended an evening work event and was kinda stranded in the rain. Then she asks for a ride to downtown ( 30 min) on my way to work ( on my route ) doesn't offer any gas money. Next I was making lunches and she says the next night that she didn't know if she should have taken one or not and says she is going to sample the breakfast muffins as I make them for my son and I. She went so far as to say are these 4 for each of us from the dozen I made.  I replied sure if your buying the eggs and other ingredients to remake them later? She sampled the chicken and pasta I made for dinner and asked if I would sit down with her to eat it implying she was having the meal with us.  I had clearly indicated when she sent her month request with the price reduced to what was half of my usual price and DID NOT include meals.

I thought it was ideal for me as she was gone on weekends and I have a regular guest.  She was leaving her personal prducts out in the shared bathroom despite another guest there and also left her underwear and clothes on the door of the bathroom when she left for the weekend, and I had another person sharing the bathroom. Then 12 days into the stay she says that she is allergic to my cat and is leaving via a text mid week and has moved to a hotel. ( this after asking if they could sleep with her and cuddling them all the evenings there. )  The rate for the 12 days at 35 per night is 480 almost the same as the month at half price 501. Since she isn't entitled to the month discount now how do I deal with this? She is blocked for the next few weeks so I cannot re book and she did this last minute . She got a discount on the 4 days as well a difference of 40 so what do I say to that?

She is entitled to whatever it due to her per your cancellation policy.  Nothing more.

Remember to get her to cancel - personally I think it's great she is going. Sounded difficult from the start. I would also suggest that u think very carefully about whether u are looking for a lodger who shares your home or short term stays, which is completely different as people are out and about sightseeing etc. So even if they are not ideal guests at least they are gone within a week

@Nicki5  Looks like you dodged a bullet!  I gather this was the first time you had a long term guest.  While the money sounds good on paper, it might have a number of issues that you need to think about.  There are a number of discussion threads about long-term rentals.  Might be useful to look at them.

Indeed the situation had started to make me rethink the deal however I had agreed to a month ( lucky for her she had not signed up for the year) I have had long term students in the past with another hosting group I do know long term has always its various challenges.
