Long term rental- host expectations

When I have multiple bookings over the course of a week,  naturally I completely change sheets and linens etc. when they leave, in preparation for the next guest but how often are we expected to change sheets linens etc. with long -term guests ?  I have a tenant who booked for one month and wanted to extend for the second month. I have been tidying up the bathroom on a daily basis because it is shared, and I have been changing sheets comforter, blankets etc. every Saturday. Is this sufficient? Is this overkill? He’s very quiet, comes and goes with no complaints but I’d just like some feedback on what other hosts do in long term situations.  I read once that we shouldn’t go in their rooms so his room is only cleaned and vacuumed every Saturday. Opinions?

Hi, it really depends on the host, everyone does it differenty. But before entering a space the guest is renting it is important to let the guest know and approve. 

 

I provide linen and towels for their arrival, changes are not included. I charge for the change (but I don't do the changing, I exchange them with the guests and they are responsible to keeping the personal space cleaned. I heard a host say that for long term guests he leaves the sheets o  the bed and an extra set in the closet, the guest is responsible for cleaning them if they need more change. I don't do that because I would have to oncrease the cleaning fee a bit to cover the extra sheets laundry bill and I don't think that would be fair for the short term guests.

 

I also heard a host say she changes them every 3 days like hotels. I think that is too much, we are not hotels. If you want to change them I think once a week is good, you don't need to do more often than that. If they request, you can always charge extra.

@Cynthia149 I offer to change them weekly, as well as do a quick cleaning.

I like to check in because in long-term stays it's easy for guests to do a fair amount of damage, and it's good to get a sense of how the guest is caring for your space before it's too late.
