Long term reservation change due to illness

Hello

I have a long term reservation, who are 30 days into their stay of 4 months. 

One of the guest has had a fall and they are now talking about returning home early.

while I would be happy to refund there are a few considerations :

We are in London and have a 90 day limit on short term rentals- I always manage to fill the flat for the 90 days and this longer term booking was seen as outwith this limit - if this booking changes does it then come out of my 90 day limit?

I have now had the whole of the summer months blocked since December, cancelling the booking obviously has some implications to fair cancellation charge for both sides - I assume they will be using insurance. Any thoughts?

Do not cancel the booking yourself. You will be penalized. The guest must cancel through proper channels for themselves. If you receive a message stating that the guest requests that you cancel, do not agree to this. Again, you will be penalized. The guest will be refunded through ABB according to your cnacellation policy for long term stays related to extenuating circumstances.
