Low bookings after long stay (Melbourne)

Hi All
We recently had a guest stay for 41nights (our longest booking yet). But during and since that time have had very little enquiries coming through. I'm a little concerned as it's a peak season here in Melbourne (summer) and we have historically had very high occupancy rates. Is there any reason/possibility the long stay might have affected us? Has anyone else experienced this or is anyone else finding demand is low?
We're super hosts and consistently have excellent, 5* reviews across the board.

I've been running into the same, house was booked solid for 30 days and during that time views have gone down as well as future bookings. Unfortunately, smart pricing seems to be the only way to help me move up in search for views which turn into bookings!

Hi Sarah and Shaun and Alex.  

 

Well I'm late to the party on this one, but I came across your question while looking for something else.  I don't know for sure, but it has to do with the popularity of your listing which is driven by the number of times it is viewed and subsequently booked/enquiries.  If you have a long stay during a busy period, then your listing is not showing to all the enquiries being made for that period.  Subsequently, the algorithims in Airbnb suggest that your listing is losing popularity.  Further, other local listings are gaining in populairty and even more so relative to yours.  So, when your listing does become available, it is possible that these other listings are being preferenced in the Airbnb search results.

Hi @Sarah-and-Shaun0 i tend to agree with @Geoff26.  I have found this to be the same.  Especially (i think) if the long booking was not made on Airbnb.
