Hi fellow hosts,
I have a situation and want to make sure I'm not violating the hosting guidelines. I have a two-story house with a door that separates the floors. The upstairs floor has a bedroom/office and full bath, as well as the living room, dining room, and kitchen. The downstairs floor has additional bedrooms and another full bath.
Because of this, I can list my house both as a full 3- or 4-bedroom house (keeping the separating door open), or as a 1-bedroom upstairs unit (keeping the separating door closed). I currently have it listed both ways so that I can offer the option that best fits a guest's needs.
I created the upstairs unit listing just a few days ago (the full house has been listed for a while), and I can see that managing calendars will be potentially tricky--for example, if someone makes a query on the house, I need to block those dates for the upstairs unit right away so I don't get double-booked. I've turned off instant booking for both listings at the moment just to be safe.
My question is, does listing my house in these two ways violate any guidelines? Like I say, my only thought in doing so is to offer options for people who might need a larger space, as well as for someone who just needs a one bedroom (at a lower nightly rate, of course). I don't see anything in the Help Center that indicates that this is a problem, but I want to make sure I'm playing by the rules.

@Joe17, listing your property as you describe does not violate any AirBnB guidelines.
In fact, I have read more than one discussion by hosts about how to best manage listings set up the same way.
Another thing that indicates setting up one physical property as multiple AirBnB listing is okay is that AirBnB has a way to link the two listing calendars so that booking one listing automatically blocks off the matching dates in the other listing. Here is an article about the topic:

Their own example is this:
"If you have multiple listings on Airbnb (for example, an entire home and a room inside that home), you can link their Airbnb calendars to prevent double-bookings."

I have a similar situation whereby I either rent out the whole house or rooms in the house and linked the calendars just as you suggested above. However, it seems I linked them the wrong way round and I cannot find an option to "unlink" them anywhere.
Any advice would be appreciated 🙂

@Ashanti0, to unlink the calendars you should go to the same place you went to link them.
go to listings /availability / linked calendars (edit) / edit / and then ucheck the small green icon / save

Hi thanks for this thread , i have another question if someone can help.
i have three listings for the same house listing 1. Whole house 10 guest 2. upstairs 6 guest and 3. down stairs 4 guest. I have been doing the whole house and down stairs sucessfully for a while now but cant seem to get the upstairs to show up in search or link to the other calendars. can anyone shed some light on this for me please.?
What is a violation, @Joe17, is when the very same bed/room/apartment/house is listed a few times, even from different host accounts.
I am a new Air BNB host and have created one listing for my home with 2 rooms available for rent. As my original listing did not allow me to differentiate between the two rooms, I am now finding that with instant booking, guests are reserving both rooms for the price of one. Subsequent to this I have created two separate listings for the two rooms and linked all the calendars. Do I take the instant booking off the original listing and keep it on on the individual rooms?
@Marie685, hm. Do you still want people to be able to book the original listing? If so, then turn off Instant Booking on that listing and coordinate with the other listings.
Otherwise, if your two new "one room only" listings are covering all your needs, maybe you can snooze or deactivate the old listing?

Joe, I have a similar set up as you, but I haven't listed the other unit yet. My concern is that I' ll be competing against myself.

@Rose-and-Paul0 you shouldn't look at it as competing with yourself; you should look at it as doubling the chance a guest will find you.
Locally (and I'll bet a lot of other places), locksmiths will set up 10 or more different DBA names for themselves and list themselves multiple times in the Yellow Pages. They aren't worried about "competing" with themselves. They are just increasing the chance a person will call them. So it doesn't matter to them if you call "AAA Locksmith" or "ABC Locks" or "24-hour Lock Help" or "North Side Locks". All those phone numbers ring to the same locksmith, who is getting more business because of the multiple yellow page listings.
You would be doing the same thing.
Hi everyone. I am new to this multiple rooms/bookings thing and im a little confused. Id like to offer several campsites on our property (about 5). Its all on the one property but id like to rent each one seperately. Do i need to set up each campsite as an individual booking or can i do it all on the one listing?
Also on a sidenote, if we book out our rooms/campsites on airbnb are we covered with insurance?
Any info would be appreciated. thanks

@Bonnie125 I am not sure about how the insurance works for campsites,
but I do know that if you want to rent out 5 individual campsites, you need to have 5 separate listings.
