My insurance company won't cover me unless renter is 25 years old.

We are preparing to open our second AirBnB property. On our first property, the insurance agent knew we were using it for an airbnb property, so she "upgraded" our policy to have more liability insurance and be classified something like a business/rental. We decided to go with a different insurance agent for our second property, but they will not insure it as an airbnb unless the primary renter is at least 25 years old. That is totally fine with us, however, I've seen mixed information here in the Community Center--and I'm trying to figure out if Airbnb does allow us to put an age limit. I am planning to make clear the age limit (due to insurance) in my listing and I already require that renters have several verifications on file, reviews, etc. because I do instant booking. Has anyone else been in this particular situation? Thanks!

yes i’m curious aw well about insurance.  i have a home owner’s insurance and rent to air bnb guest. should something serious occur with a guest, will i be covered by my insurance or will air bnb step in with their insurance? 

 

additionally would my insurance staus be in  jeopardy as it is both owner and guest tenant occupied?

The age requirement of insurance or hoa or some other outside entity seems to be the one allowable exception

The obvious solution would be to use the first insurance agent.

 

How would you enforce it?
