Hi, I'm very new to this and just setting up hosting for my 3 B&B rooms. I'm charging £90 per night but would like to offer 2 nights for £160 but can't see how I do this (just how to offer weekly discounts). Can anyone explain to me please?
Hi @AlisonandJames0,
yes, you are right, there is no pricing tool to set up discounts for multiple nights shorten than a week.
The only way I can think about, you can mention this in your description and then send out a host offer for any inquiry or booking request for one than one night.
With any inquiry message you have the option to either pre-confirm (red button) or decline - or to send a host offer (white buttons)
With any booking request you have the option to either accept (red button) or decline - or send a host offer (white buttons)
Since I am usually on the German language system I don't remember if the host offer is called special offer or host offer in airbnb term. However I call it host offer for the time being, there you can manually override the price brought up from the system (i.e. override the 180 pounds for 2 nights with 160)
After a reservation has been finally confirmed (for example with an instant booking), you still can amend the price and send out a change request (My reservations - Select the appropriate reservation - Cancel or Change - Change - then you may enter the lower price), the guest then has to accept the change for validation.
Sounds a bit like too much manual work for me....
Further you could generally define a lower rate per night, but therefore set up a one-time cleaning fee in additional pricing options. This way the cleaning fee will be applied to one night with the full amount, but for 2 or more nights it will be allocated pro rata to these multiple nights, which means two nights are cheaper than one night, and three nights are cheaper then two nights and so on.
You also may have a look to the other listings nearby your location and look up what they charge.
I am sure you will figure out the best way to set up your pricing.
Special Offers allow you to set a custom price for a guest who has sent you a booking inquiry. Only send a Special Offer if you are ready to confirm a reservation.
Send a Special Offer
To send a guest a Special Offer:
Once you’ve sent a guest a Special Offer, we'll notify them. If the guest accepts the Special Offer, the reservation will automatically be confirmed.
There are a few things to know about Special Offers:
Confirmed reservations
If the guest has already submitted a reservation request or confirmed a reservation, you won't have the option to send a Special Offer. You can still change the details on an existing reservation by changing the reservation.
This is a really awful lack of utility for something that is a seemingly much wanted and basic requirement. So; instead of being able to offer a discount if you book the entire weekend, I have to either send special offers to individuals or put it in my description?? Why on earth would the system not facilitate you to giving discounts for multiple days as opposed to an entire week or month long stays?!? I'm sure that MANY people would rather give a discount for someone willing to book an entire weekend rahter than to have to through an entire make ready process, check-in/check out twice.
I agree wholeheartedly, how hard could it possibly be to add this feature?
Actually I saw certain hosts who have something similar already in their offer. There's one who has 107 €/night (plus cleaning and service fees) if you search for one night. If you search for two nights for the same listing it automatically shows you: 107 €/night (214 € /both nights), long stay discount -47 €, total 167 € (two nights (plus cleaning and service fee)); then 3 nights: 107 €/night (321 €/3 nights), long stay discount -106 €, total 215 € (plus cleaning and service fee), and so on... for any additional night it automatically makes additional discounts... and I really can not understand how to do it.
Hi, I just tried to do the same, offering a discount from night three. I saw a tutorial video about it but have found that I don't have access on my account. Having looked into "Rules" further it appears that you only get this feature if you list six or more properties. Maybe that's why I, and others, have seen this feature in others listings but can't do it in our own. (Very tedious indeed as the suggested work around is labourious for hosts and guests.)
I'd really like to see a 2 day discount feature.
I was thinking that setting a cleaning fee would be a reasonable workaround, but if the guest cancels, they don't have to paythe cleaning fee at all. That means that a one night booking for e.g. $70 plus $50 cleaning fee might only cost the guest a little more than $35 to cancel even 7 days before check in.
If I have a booking already and want to offer a special discount for them to stay an extra night - how do I do this?
