Payment Terms

Hi everybody,

 

I am a new host at AirBnB and i have a very critical question regarding the payment terms.

 

I work in a company and we usually demand payment to be made:

 

If the reservation is made 8 weeks before arrival, we need the guest to pay 50% upon confirmation of the booking and 50% 2 months prior arrival.

 

If the reservation is made within 8 weeks prior arrival, we demand the 100% deposit to be made upon confirmation.

 

What is the policy of AirBnb?

@George493  AirBnB collects the money upfront for the most part unless it's a split payment where they collect 50% at booking and 50% 7 days before check in. The hosts do not get paid until the day after the guests check in and it can take up to 5-7 business days for payment to be received after AirBnB releases it. Also as a new host the payments can be held for 30 days before they are released to a host.

So in any case, the host receives the payment during the stay of the guest or after his/her departure.

That's a little too risky.

Does Airbnb provide you with a guarantee? I mean once Airbnb has collected the funds, is it sure that the host will get his money? Even that is after 6 - 7 days or after 1 month?

There is no guarantee at all. This month alone I have had 17 days of cancelations! All good reasons; all refunded all of their money. I was able to rebook 15 of those days, but at a $3/per day discount.

 

This is not the platform for you if you can't rebook and/or stomach the risk.

 

Assuming all goes well, the money leaves AirBNB's account and heads to yours the morning after check in.

Keep in mind the 'split' payment option will follow a host's cancellation policy, not what the host desires. If a host's cancellation policy is 'Strict' they can't make it 50% upon booking + 50% 2 months prior to arrival (and no refund), since that is, in essence, Airbnb's 'Super Strict 60' (with a 'split' payment).

Super Strict 60: Airbnb collects all up front (or 50% if split payment), then if guest cancels prior to 60 days - host gets paid at least 50%. Hosts gets paid 60 days ahead so then it doesn't matter what guest does 60 days or less. (With the exception of 'Extenuating Circumtances, which some guests know how to use to their advantage, but most do not).

 

Strict: The whole thing becomes a 7-day cut off period, with many deviations. See: https://www.airbnb.com/home/cancellation_policies#strict

 

P.S. SuperStrict 60 is tricky to get, it is not just an open option.

Just a question, George.

 

It is in Mykonos, isn't it ? It doesn't mention that in your description address. It mught be worth including it in your address, or you might start to wonder why people who are searching for Mykonos specifically, are not enquiring or booking.

Yes, the address is a problem and I am trying to communicate with Airbnb to solve it. However, i tried several times to edit my address and I couldn't.  Only Airbnb is eligible to make the change?

 

By the way, in the map you can see that the villas are in Mykonos.

 

One more question: Do you use instant booking? Because i am afraid at first sight to use it, because i have many  agents / portals  that could drive me in a double - booking. i prefer guests to send me a request. What do you say?

Yes, you're right.

 

On the map, if you enlarge it, it shows that your 2 villas are indeed on Mykonos. Unfortunately, not all potential guests look too closely at the map, they seem to check the photos ( after typing in Cyclades, Greece, for example ) and prices before making a decision.

A couple of years ago, one ( future) guest texted  " As we exit Mykonos Airport, do we turn left or right?"    Ooops!  We quickly had to put them, and our address, right! You sometimes learn as you go. Occasionally,we still get asked if we are in Hermoupolis. No, we're 9 kilometres away. See what I mean?

 

Which brings me to instant booking.   To IB or not to IB ? ( As Shakespeare didn't say! )

 

It's rather a personal choice, really.

 

We do use IB, and sync with other portals/platforms, but we find most people prefer to have a conversation with us before choosing our villa. You can find many threads on this forum where hosts debate the for and against.

I successfully changed my address in Mykonos, Greece.

 

Regarding IB, i think i will not use it for the time being, i prefer the guest to text me before the booking.
