Hi, new to this and could use some help! Any advice is appreciated.
I am going to list my private room, but when I travel out of town for work, should I create a seperate listing for a whole house so I can charge more? Any tips on managing this and the calendar?
2nd question- when I do not have blocked out dates on the calendar, does that mean someone can instantly book? Is it better to keep it blocked off and approve each request?
Where do you set the cleaning fee? I wasn’t seeing the option.

@Christa98 If you are interested in listing your whole home when you're out of town, yes, you would need to make a second listing and link the two together. Here's a simple tutorial on how to do that:
If you want to approve every request, you just need to turn Instant Book off. Blocking the days just means that potential guests won't know that your property is available for their dates, so they won't even send an enquiry. You can read more about instant booking at:

There are definitely advantages, like a boost to you search rankings, but if you're hosting in your own home, you may want to approve every guest. It's a personal choice.

You can have two listings as you mention, one for the entire place and one for a private room.
The article at the link below has information on multiple listings and linking the calendars so as you don't get double bookings.
Some options are
1) have a listing for entire place and one for private room
turn off instant book on both
manually block the dates on the entire place calendar in advance for when you are at home
manually block dates on the private room calendar in advance for when you are away
as soon as you know that you'll be away manually block those dates on the private room calendar
and unblock them on the entire place calendar
2) have a listing for the entire place and one for private room
turn off instant book on both
link the calendars as described in the article linked to below
You should turn off instant book, at least at first, until you're certain that the calendar
synchronisation is working.
If you block dates no one can book those dates at all, neither by request nor by instant book. You must keep dates unblocked if you want guests to book them.
I don't remember if you have the opportunity to set a cleaning as part of the process of creating a listing. You can always add it after the listing is published.
To set a cleaning feel click on "Host" and then on "Listings". Then click on the listing entry.
Click on "Pricing" and scroll down to the "Standard fees and charges" section and click its "Edit" button. Then enter the amount in the "Cleaning fee" box and click on "Save".
Remember to set which dates in the future are available and to set pricing for all available future dates. Do this by clicking "Availability" on the page where "Pricing" is.
Keep your calendars up to date as to when you can host and pricing wise, for example high demand dates like festivals, concerts etc. These settings will help stop you getting reservations when you're not available to host or at a price lower than you want for the date.

@Christa98 .. I would not block the dates (when you are away) in the listing of the private room .. I would simply rise the price for those dates to the price of the entiere house and make a note in the description.
That e.g. you get a booking who start earlier and goes into the dates where you are away.
(as it is an upgrade to the description 'private house' this should not be a problem .. I would NOT deblock the dates in the 'entire house' listing when you are at home and give a lower price for that dates because this is a downgrade and guests do not read the description)
Of course, if you do have noone for cleaning between check-outs/ins when you are away, then perhaps it's better to block the dates in the private room listing and rent the house for the whole time.
