Can a GUEST respond to a BAD HONEST REVIEW ? I am afraid of giving right now my honest bad review about the worst guest I have had but I am afraid she will have 14 days to come up and after she reviews my place ADD in revenge another review or RESPOND to my bad review in my public page.

Never been a guest but I have seen guest pages with host reviews where they have responded, would not appear on the host page.

David

Thank you David, I will post my review and hopefully it wont appear on my page if she gets mad and responds.

@Lucrecia2  It won't.  It will only be on the guest's page.

@Lucrecia

Apparently, they are posted concurrently and neither Guest or Host gets to see the review before going live.

So, publish and be dammed, I hope I'm not speaking out of turn, by saying most Hosts will respect you for it,

a few thumps up for "Lucrecia" please.

Thank you! Yes! We have to be warn about this type if hosts!

@Lucrecia2  I don't think the guest can reply to a published review. But send a message via Airbnb Twitter to clarify.  If the bad, honest review is personal Airbnb will remove it and Airbnb may remove it if the guest complains - have seen a few posts regarding that.  Suggest just stating facts as succintly as possible to avoid removal.  Has been suggested "Guest would be more suited to hotel" is enough and understood by most hosts as I do not recommend this guest.  You can also use the stars and  thumb the guest down as not recommended on the guest review / rating page - which effectively bans them from using IB (or so I hear, you will need to clarify that).

Thank you! I was exactly thinking that they should go to a hotel!

Airbnb hosts have to be warn about this type of hosts!

Last week I had a bad experience with a guest, I made the review that he deserved and I also mentioned in the review how many star I've give him. He never communicated with me after confirming reservation just 1 hour before arrival saying he will come after 22:00 and I have in my house rules (that he never read) that check in after 22:00 is 20 euro. After 2 days left the apartment a mess and lied me saying they will pay the charge but he didn't. After my review he texted me to remove it from his profile because he made me a good one (clean and good location) but raited me with 1 star everywhere. I've never had 1 star reviews so was obvious. This weekend I've noticed that his review was removed from my profile and I checked his profile as well and mine wasn't there. My husband checked as well one of his bad guest and as well his review was removed.
Honestly I don't want this kind of behavior from AIRBNB because I want people to know if a guest is OK or not and also I always check reviews and if I see a bad one I don't accept the reservation.

Thankyou for sharing your experience! I have had noticed that if I ask for money during their stay they get mad. In my case I charge for extra persons after 8. Some are dishonest and want to pay 8 and bring in 11 which is my max allowed.
Some guests do not read the rules so what I now do is send it to them in advance.
I have heard that I can KICK OUT of the house a guest and not get penalize if they do not respect the rules, maybe that is what has to be done.

Yesterday I reviewed my bad guest. I tried to place only facts with the exception that at the end I stated that it is better for her to use a hotel since Airbnb rules should be watched. She reviewed me very well , which made me feel bad but I think it is good for Airbnb hosts to know the truth about guests.

@Lucrecia2  I think the review rules are quite clearly stated on Air BNB Help Center.  Not sure why there is a sense of confusion on this thread.  Perhaps I am missing something.  Both guest and host must not violate the Content Policy and if either does, the review will be removed.  Both host and guest have up to 14 days to post a review.  Reviews are published concurrently when both are posted but any review will be published when the 14 day period expires.  Only the host has the opportunity responded to a published review.

I think what is at stake with reviews is very different for hosts and guests.  For hosts, marketing of their listing is helped or hurt by reviews and accummulate over time.  Quallification for Super Host status is also at stake.  For guests, all that is affected is whether they can use the Air BNB platform to book reservations, either using Instant Book or not.  However, a guest can start a new profile and essentially wipe out their reviews which leaves hosts vulnerable to accepting guests unsuited for Air BNB.

Thank you Linda. In the Rules for Reviews it does not mention if a guest can respond to a review in the host page, I was afraid to give an honest bad review risking this.

yes it is exactly like you say, a guest can close an account and open another

Good points. Although Airbnb prohibits having more than one profile, there is probably nothing to stop anyone from doing so.

This is essentially a game of chicken. However you stand to have the only financial impact as a result of a bad review. I've had some guests leave revenge reviews before and it lowered my pricing quite a bit. I don't really think one bad review has the same affect on a guest. I would wait until the last minute of the review period to leave a bad review for a guest. Otherwise you open yourself up to getting stiffed. Airbnb doesn't really step up to bat for you when guests leave untruthful reviews. I also have asked guests to only communicate with me via airbnb so I have transcripts of all interactions.

Hi,

i have been hosting for 3 years. I had the worst guest ever, Darlene **. I give you her name because they deleted my review, even after I called them up when she was abusive. I have times and voicemails of her. She lied on her review of me which is allowed due to free speech, they say. Airbnb is supposed to send me their guidelines of what is allowed and what is not, but you only get one chance to write a review or a response. I recommend that everyone request these regulations be sent to them. After 3years of great relations with Airbnb, I feel that they are letting down their hosts and not protecting us from mentally unstable guests.
