Should I post pictures of the progress of the holiday let as it is being developed?

Hi All

Brian & Dawn are new to hosting.

And we have developed a property especially for holiday let are we doing the right thing by posting pictures of the progress as advised?

We are hoping to be fully open on the 1 December 2022 and planning to have professional video and photos done.

 

What’s your advice/opinion?

Personally I don't have my listing go live until it's ready,  as you get a boost for new listings and a half finished house can put people off.

 

Others will say go for it and you will still get bookings.

 

So down to you I'm afraid 🙂

I'd suggest you read up on the useful tutorial and guides on this community and familiarise yourself with the Airbnb Help website - it has useful Q&As around most of the basics of managing your listing on Airbnb @Brian2450 

 

For example you are meant to have a photo of yourself on your profile as it instills trust with your potential guests.

@Brian2450 Have you worked through the implications of a holiday let in Wales - Specifically the extremely large number of nights it needs to be rented to avoid triple council tax ?

Yes we have taken the (dripford) council tax into consideration, and it make things difficult, however we know several holiday let owners in the area and feel we can achieve the required amount of holiday let time!

But thanks for bring the subject up as it could have been something we overlooked!

@Brian2450   That new listing boost will crucial to overcoming the disadvantage you'll initially have from lacking prior reviews. And nobody browsing listings out there is getting excited about what is currently a construction site.

 

What I suggest is that you take the Airbnb listing down until it's 100% complete and ready to start accepting guests. Share the photos of the progress on your social media instead, as they may be of interest to people you already know.
