Template Contracts for Hosts who Don't Own

Hey all!

I am a seasoned Airbnb host about to move into a new apartment. The owner/landlord is okay with me renting the space out to Airbnb guests as his tenant. 

I am curious if others are in this position, and have contracts that reflect this formal agreement. I also live in Georgia (Atlanta), if that's useful lol.

I am so curious about your situation. It's great that you have found a landlord who is willing to let you use Airbnb.

How did you do it?

Do you pay a premium over the normal rate?

Will you revenue share with your landlord?

Or did you find a "cool" landlord?

Just pay for a solictor to amend your lease. 

And make sure you have proper home insurance covering short term lets.

The landlord would have to get the proper homeowner's insurance, correct? What would I, the renter and host, need to obtain as far as renters insurance. How do we insure, God forbid the unexpected and unlikely happens) the airbnb million dollar guarantee will kick in so long as we have followed all of its stipulations (which I assume it has?)

From all reports, the airbnb "million dollar guarantee" is BS. So forget about ensuring that it will kick in if you have a major catasthrophe. There are several posts on this that you can search.
