I am reaching out to let you know that on Nov. 1st at Cottonwood Heights City Hall I was told that Airbnb will be discussed. Mike who was the leader at this small house meeting for Cottonwood Neighbors said that the subject is a can of worms! There were people who were pro and con for our small business. I didn't speak up because there wasn't much time for the subject but those who did speak in favor for us were very nice, the other side course was stern about the subject.
Please call the City Hall and make sure if the subject is on the agenda, I will do the same. Without my knowing until the small meeting I went to our small business has been brought to the table of the Cottonwood City. Mike wasn't in favor for or against but did say that enforcing laws of Cottonwood Heights would be way too consuming for there are 100's of us.
I feel that we need to express the good this small business has done for all. They can't just single out one Airbnb person and target to comply so they have just let the can of worms just sit on the shelf. I think we can turn the lemons into lemonade.

Hi All, I have been running an Airbnb since May 2019 and having great success. It has been 100% positive. I have to shut in 30 days now after I received a citation from the City of Cottonwood Heights yesterday. I went down to the City Hall on Bengal and they confirmed that city ordinances prohibit Airbnb for single family dwellings where the owner lives onsite. I am devastated but, of course, will comply. My son runs his Airbnb in Raleigh, NC, and he gave me the idea to try it. He told me that the city of Raleigh also had laws on the books prohibiting "short term rentals" in a residence property but that the city let it exist under the radar and then finally changed the law to allow the Airbnb and other types of home sharing to exist. Airbnb and similar types of companies are not exactly "short term rentals" and many cities end up making changes to accommodate them. Maybe we can also work with our community to allow for it.
Hi I just stared renting my house in cottonwood heights on Airbnb. I had a few tenants so far and it’s been great. Does anyone have updated information on whether or not we are actually allowed (legally) to put our houses on Airbnb?

Seems like we all have had good experiences with having guest in our home. I would be really interested in changing the mentality just not sure how or where to start, so far the strength seems to be in the opposers

Would love to hear what others are doing. We have had our Airbnb in Cottonwood Heights over 3 yrs now. We live upstairs. We have never had any issues. We provided off street parking. We really enjoying sharing our home and the guest we have met. We have had several return guests. We really would like to continue with Airbnb. However, we are concerned that the legal issues it brings. We heard one host in the area had someone stop by and tell them neighbors complained and they needed to stop within 30 days. When they asked to see the complaint one was not provided. They host thinks they found them from the Airbnb website. Has anyone else had issues?

I believe that I was found from money sent to the city for my rental. City gets taxes that Airbnb sends them that were charged to the guest

I too have a citation dated Nov 26 2019. Terrible in the way it was handled
1- no warning
2- no conversation from a complainer
3-citation plastered on door while I was on holiday for 3 weeks and found by my window cleaner
4-I was winding down my reservations and had Dec opened as my last month. The city set up a sting on Airbnb, for 1 day. This was really upsetting to me.
5-Airbnb didn’t care that the city set me up and violated my privacy and fraud was allowed.
I have a court date for Jan 22 2020. I could have paid 250.00 and got a misteminor but it’s Christmas I didn’t want the added expense.
We also received a citation Dec 12th 2019. They also posted it on our front door. We were on holiday as well. Not sure how they found out about us but I thought there was regulations that they can not find you via the Airbnb website. I plan on going going to the court house on Monday. We live upstairs have never had a problem. Maybe we should all ban together. Good luck. Keep us posted on outcome. I will do the same.

One thing I wanted to point out as a "loop hole", so use at your discretion, per cottonwood heights website (cottonwoodheights.utah.gov/city-services/community-development/community-development-faqs).
CAN I USE MY HOME AS A SHORT-TERM RENTAL (SKI RENTAL, AirBNB, ETC.)
Short-term rental means the rental of a home or rooms within a home for more than 3 but less than 30 days.
Short-term rentals are not allowed in any single-family residential zone in Cottonwood Heights. In multi-family or mixed use zones, short-term rentals are only allowed in PUDs or condominium projects containing at least 8 units, all of which front on a privately owned and maintained street.
The loop hole for AirBnB is to either limit the length of each reservation to only 3 days or only allow reservations of 31 days or longer. If a guest needs more time than that, then in your description, indicate that they can make a second, 3rd, etc. booking for more time. This loop hole is all about semantics, so if you get a citation, you'll need to argue the current verbiage and how it is not clearly identified as to whether its 3-30 days in a year or per reservation.
Again, this is to be used at your own discretion, and in no way indicates the city won't still rule against you.

I am exploring the option of renting out my mother-in law apartment on AirBnb in Cottonwood Heights and I'll admit, I am a little weary now knowing that you've all been cited. Can you share your results after you went to court? Did you pay a fee? @Semonia-Diane0 @Elsa46 @Kimberly369. Also, did anyone apply for a business license? I talked to my accountant and he recommended it, but I am worried that could put me on the radar. Any advice would be great.
