I have to cancel a reservation because my geust is not clearly answering me. In the first message I have told him I wont be able to check out after 12:00 on Sunday since I am invited in a party. he told me he will contact me but he didnt so far and his reservation is in two days. btw he reserved it yesterday...If I cancel it I have to pay 100 $ cancelation fee...also my guest just write in italian and I have to translate it each time to english...It is really confusing...

Sorry I am rather confused by your post.

 

Can you try rephrasing why it is that you can't accept a booking from this guest?

 

Why do you need to be there for the guest to check out on Sunday? If you didn't want to accept a booking for the Sunday, then the date should have been blocked out in your calendar so the guest couldn't IB (if that's what they did)

 

If you want to cancel then you should do so as soon as possible to help the guest have the best chance to re-book. You will, most likely have cancellation penalties imposed as Airbnb takes host cancellations seriously.

 

Most guests know they can use the translate function on messaging, but if not, it's fairly easy as a host to hit the translate button to help you understand what the guest is saying.

Imagine if you are the guest. You accepted the booking and if your listing states different check in times, then really you need to honour that. Maybe he’s travelling and a noon check- in will not be possible for him? It’s going to seriously impact your business if you cancel,  and to be honest gets Airbnb a bad reputation.  If you know you can’t be home to cover your listed check in times, or cannot arrange a friend to cover you when you have plans - just block off your calendar. I personally would somehow keep this booking and find a solution so your guest is not inconvenienced.
