Dear all,
I had quite an unpleasante experience after renting out my flat in Amsterdam for NYE. It is quite an old flat which is not well isolated so I put a maximum of 3 guests.
I took last minute guests with no reviews for 4 nights and they did the check-in as a friendly couple (i.e. 2 persons) althought they were quite late. I mentionned to them twice to be careful and avoid noise as it is an old flat. They also told us they have friends in Amsterdam and they will mostly hang out at their place during this period.
When I came back to my flat, the neighbour told me they were 4 guests and not 2. The guests confirmed they cooked everyday with their friends (i.e. 4 instead of 2) in the place and their friends slept the NYE night in the flat.
The situation in Amsterdam is crazy during New Year Eve and a single bed in a dormitory is sold already for more than 75€.
What should I do in such a case? They had a deposit of 250€.
Thanks
Hello @Pei7. What exactly do you mean by "They had a deposit of 250€"?
You should request money from them using the option in the system.
Hi @Marzena4,
Thanks for the quick reply!
Let me rephrase it: I have a deposit of 250€ for this flat listed on airbnb.
So I just need to use the "Send or Request Money" option? I am pretty sure the guests won't accept as they probably didn't tell me to *save* money in this expensive city. How would that work out?
Additionally, what would be the correct amount to request as I am not allowing 4 guests? I am asking 25€ extra for 1 extra guest after 2 guests. I am not sure which option to go with as I am a bit pissed of:
- full rate for the extra guests as they lied to me and it was NYE (i.e. 99€)
- apply the extra guest rate for the 2 guests (i.e. 50€)
Thanks
I would go for a penalty charge, say - doubled or at least a half more, @Pei7. You should calculate how much more they should have paid. If they decline, escalate it or refer to the Resolution Center: https://www.airbnb.com/help/article/140/how-does-airbnb-handle-security-deposits
It happens more or less in the same way - you will have to prove that there were four of them.
Thanks @Marzena4, will follow your recommendation. They admitted to be 4 guests for one night (which I can doubt but got complains from the nieghbour only for a night) in an airbnb message so it should be enought as an evidence.
Yes, @Pei7, do mention it and then claim that money for that night as being the most expensive of their stay. Those sneaky guests...
Thanks again for the advice @Marzena4
I also get super irritated with the situation. I was pretty flexible with them but lying in front of me is something I really can't handle.
On the positive side, I am happy they didn't destroy the flat and left it in an acceptable condition.
Myself, I was lucky this time - I hosted a family of four (two teenage daughters) at that time - zero problems :).
So I did request money two days ago and the guests have been silent until now...
I have decided to request them 100€ which is from my point of view quite cheap:
- They brought TWO extra guests during NYE in Amsterdam (where a single bed in a dorm is already sold for 65€ and my flat was already very cheap!)
- They damaged the door from the oven without informing us - i joined a picture in the request
It looks like I will need to involve airbnb as a next step.
I will keep you posted!
