AirBnB can REMOVE, DELETE, CANCEL any listing WITHOUT GIVING ANY REASON or EXPLANATION !!
That happenened to a friend of mine, in Cairns, Australia.
@FP--Ayran-0 sorry to hear for ur friend, this is every host nightmare, especially without warning or any steps/process to even defend yourself. I have always been surprised why these questions were never asked or answer during B. Chesky Q and A time. For me, this is most fundamental in any business agreement between ABB and host.
Thanks for your reply Marie82.
I got an AirBnB customer service international phone number for my friend to ring. I'll follow up to see what happens, and post on that issue here.
They can do it, here is a clause from the Terms of Service section that deals with suspensions and termination of accounts!
15.4 Airbnb may immediately, without notice, terminate this Agreement and/or stop providing access to the Airbnb Platform if (i) you have materially breached your obligations under these Terms, the Payments Terms, our Policies or Standards, (ii) you have violated applicable laws, regulations or third party rights, or (iii) Airbnb believes in good faith that such action is reasonably necessary to protect the personal safety or property of Airbnb, its Members, or third parties (for example in the case of fraudulent behavior of a Member).
If you read through section 15 of the TOS you will see there are avenues of appeal if you think Airbnb have been incorrect in their decision....and in most instances if you are pleasant Airbnb will give you a good hearing. If you bounce them and get cross with them they will dismiss your case with no rite of appeal, and your profile will disappear faster than a cream bun at a fat ladies party!
Cheers.......Rob
Yes, @Marie82 it happens even to super hosts who were at Airbnb for 5 years with excellent reviews ... Browse the internet and you will find such stories.
Of course, we signed Airbnb TOS because we didn't have a choice if we want to list here, but to cancel the contract and upcoming reservations and to delete someone's listing without any prior notice and any explanation is very bad business practice. It seems any guest can invent a lie, falsy accuse any host and the host will be delisted. He wouldn't even get a chance to tell his side of the story.... it's like a medieval witch hunt.
I wonder will they start delisting hosts that are in direct competition with there client with most favoured status? or in other words multiple unit owners.
Who knows?!
I'm looking at taking it to Fair Go here in Australia.
@Cormac0 that's a thought. But I have read some stories about management companies with dozens of listings shut down. And Airbnb canceling ten thousands plus dollars in upcoming bookings within minutes.
@Emilia42 That could be a good thing; was Airbnb really set up for management comp. multiple listings? On another of today's posts about the legal & ethical aspects of putting British Social housing/Council housing on Airbnb, a lady from India writes of a horrendous week in London where a management comp listed many rentals, & in the one she stayed in the electric was cut off cos the real tenant hadn't paid the bill. All a bit of a scam! So Good Riddance to THIS sort of management comp. property!
@Helen350, it could be. But then you have the hosts like @Susan17 talks about in this thread and they are still able to operate and keep creating listings.
I would love to start/create more Airbnbs but I just need some reassurance that if a guest reports me because they think the telephone poll across the street has a hidden camera in the wires that I am not going to lose my entire business. Host should be given a chance to be involved in the "investigation."
@FP--Ayran-0 your friend has no clue why? Not even the slightest guess or suspension?
As she tells it, the only possible explanation may be a couple of guests who claimed that they were bitten by bed bugs in her room. It was most likely a case of midges bites which are common here in Australia at certain times of the year. The lady attempted to communicate that to Airbnb several times, but her account was apparently simply closed and she was told that no explanation was necessary. Period. End of story. Case closed.
