Hoping someone knows how Airbnb calculates the "advertized price" for each home? I'm thinking of the small price that is shown next to each property's thumnail photo.
@Aaron-and-Kelly0 If the guest puts in exact dates it calulates the nightly rates and the cleaning fee if there is one and divides by the number of days, so this price is higher than if you search without any dates. The lowest nightly rate for the listing will be the price you see.
If you don't enter in any dates for your search, the site will use the lowest price the it is available for. I actually go ahead in my calendar and change one random mid week night to a lower price so that price will show up. Seems a common practice for most all rental services...cars, hotels, etc
