Analysis of my 25% refund

I received my CSV file today. Here are 4 big issues/mistakes I discovered

  1. reservations cancelled before 03/15 were refunded to guests in full however were not part of my payout
  2. most of dollar amounts make no sense and do not match the reservation amount, with or without cleaning fee and taxes
  3. most refunds within 7 days were still treated as over 7 days (12.5% back instead of 25%)
  4. reservations cancelled after a certain date were not included (but I hear they are supposed to come in batches so I will not worry about it for now)

I have 30 cancelled reservations so I do not even know how I will begin to straighten it with airbnb. One cancellation at a time? With their rate of response, it will take a year

@Sarah977 I was addressing the woman that thinks she has to tell me how to run my place, not appreciated at all... Anyway this is all a waste of time and regretfully one can not delete anything afterwards here to get out of this discussion or else I would. Did not mean to cause any harm but also do not need a lecture by a woman that has no clue about my place. Sorry if I have offended you that was NOT my intention Sarah. Done with this here cause it does not change a thing...Good luck to all for the rest of the year! 

@Elke172  Helen never told you how to run your place. She disagreed with your point of view. She pointed out what the TOS that hosts accepted when they joined says. Many of us who point out what the TOS actually says and talk about the reality of how Airbnb operates are sometimes accused of "working for Airbnb", when in fact, we are only expressing what the actual reality is, as opposed to what many hosts think they do or should do. It's called being pragmatic. Just because someone points out what the fine print says doesn't mean they agree with it or support it.

@Sarah977  I respectfully disagree with your interpretation. I just hope going forward that guests will be held responsible if they chose to wait till the last minute. Also it would be nice if one could delete comments afterwards of course I would delete everything. This discussion does not change a thing.

I counted on this 25% thing for my 8 cancelled reservations that fell within the requirements. I have gotten nothing. Every time I called and asked they said I need to wait because the 'specialist' is probably working on it still. This is 3 months now. I don't have any income this was all of my income. Now, I just discovered under the 'cancellations' tab, that none of they fell into the payout parameters because 'another policy applies'.  What other policy??? Plus why didn't one of the 5 agents I have spoken with in the past 3 months tell me to look here? And when I start a trouble ticket they close it out and say, 'this has been resolved, thanks!'.
