Bad guests

Hi everybody, we are new to airbnb, having only about 6 bookings, on the whole going well, but the last guest gave us a few problems, essentially they broke the freezer drawer (we host the entire house) they admitted this, large stain in the living roon carpet, found smaller stains in both bedrooms, left chewing gum on the arm of a chair, they had several people around, left 4 bags of rubbish at the front of the house, only there for two days, dumped rubbish in the neighbours bin, also blocked his drive, and we had a complaint about noise, - our neighbour complained to us, guess I can claim on the airbnb host guarantee, as we do not have a security deposit, I have sent a  request to guest for payment of £27.00, we have photos of the damage, is there anything else we can do?

They typically want invoices or receipts of items replaced.  I wish you luck with the claim... but it's a nightmare having to get anything from the host guarantee.  Even when you charge a deposit it's not really a deposit.  They're holding the money like a hotel does, and even then you have to fight for every penny and you will rarely win.
