What's the point of this? Scaring people away, but calling it "setting expectations" ? Just wondering....
To me, setting expectations are positive things, not detractions.
To me that simply looks like a list of things that people may want to avoid or clarify in certain circumstances. It's probably the stuff that is most likely to cause an issue for guests. I think these are perfect examples of setting expectations. If I am renting a car and there is no parking available, that is very important to know. I am from Idaho - if I am taking a trip to New York City it may not be clear to me that there could even be a place that doesn't have parking/that parking is an amenity in some locales. It may not occur to me that an elevator may not be available for the third floor condo in Mexico because I am used to living in the US where such a place would automatically have an elevator available in most cases. Also, I have seen plenty of people on both sides complaining about the availablity of washer/dryer and similar amenities, so it is probably a good idea to be upfront as a host, i.e. the building laundry facility is only open during these hours, or you are welcome to use my dishwasher between the hours of 9am and 9pm. There is nothing wrong with being a host with quiet hours, and there is nothing wrong with being a guest who likes to live it up at all hours, but the two parties are likely not a compatible pair.
These clarifications would not scare me away as a guest. It would make me relieved to know the expectations. I have little kids that have been bitten by dogs in the past, so I would tend to stay away from a location with a dog on premises. But I am sure that the owner and I would both be happier with me simply not booking in the first place rather than showing up and either me canceling last minute or me burdening the owner with a request to keep the dog pinned up, for example. There are plenty of guests and hosts, so I think this is just a good way to match guests and hosts that have similar expectations or realities.

Hi my name is Alex and I have been hosting for two years in Cape Town South Africa. Only through a frined i found out that their is a new tool that has been added under house rules called "Details Guests must know". It explains exactly where it has been placed but when I go to that section its not there. I have updated my app onm phone but still it does not appear. other people hosting in Cape Town can see this new addition and are successfullly using this.
Please help what to do so that I can also use this handy new feature.

I have now tried to open the airbbnb website on two different computers than my own and two laptops one laptop and 1 computer and 1 laptop was never ever opened on airbnb so their is no cache problem. i ebven deleted my text in additional rules so its now not set. I refreshed many times but still the entry that I am looking for Details guests must know does not come up. I meed airbnb to help with this one as I have also consulted other airbnb members in our Cape Town airbnb community group who are all able to get intyo this new tool. I need this to work urgently as I have a very malious, attacking and hurtfull review on my apartement where a couple claims there is not enough space for two people and I have just completed a stay with 6 adults in my apartment who had no problem with the space provided. I have just made Super host but now have this false mailcoius review that i need to get rid of as its a bunch of unsubstaniated lies.

the thing is most of these information are already listed on my listing. So, if guests are being responsible to read the listing and house rules thoroughly, they should know what to expect and what they're getting.
I still update this section though, just in case, and hoping it'll help.
I do like this. I recently had a guest who was bringing her mother for a trip to the mountains. As her mother was on the elderly side it was really important for her to know how many stairs we had in the home. As a younger person I would not have put tremendous thought into it but having this as additional detail would help guests like her find appropriate housing.
We noticed this just a few days ago when I was editing a listing. We have one upstairs apartment with photos of the stairs clearly in the listing. I added to this new section this is not wheelchair accessible, you must climb the stairs to enter the apartment. Our triplex was built in the 50's with old narrow doorways and there is nothing we can do to fix these things to make them ADA accessible.
It seems redundnt if you actually look at the photos and read our listing but we all know how many people do not actually read all those things.
