Extreme Property Damage and Airbnb "Host Guarantee"

Just had a guest who severly damaged our home to the tune of $7,000  (32 large burn marks in carpet, 15 burns in my hardwood floor and steps, took keys so needed to replace locks for security etc).  Multiple pictures, quotes and a police report were provided to Airbnb.  Airbnb is only offering $3k which will not get the house back to the condition prior to this guest.  They advertise this "Host Guarantee of $1M" yet they are pushing me, a SuperHost nonethless, to take on $4,000 worth of damage from these guests?!?  I need advise please!!

How did you end up with this particular Neanderthall, or was it the whole group (10 guests)? What is the position of your insurance company? You are in luck, normally they are not that extravagant with Host Guarantee.

I suspect, in regards to the carpet, they don't issue replacement value unless the carpet is literally brand new.  Carpet has a life and most insurance companies factor that in.  In a rental situation I believe the life is 4 years, so if its 2 years old then you get 50% of what you paid to put the carpet in (not 50% of the cost of new carpet).  If its more than 4 years old the carpet has no value, although this can vary.  But from what I have read, usually you get nothing or almost nothing for claims made, and that's usually after months of getting the run around, so it's sad to say but $3000 is actually pretty good.
