Hey guys. I’m facing this problem. My guest will check in tomorrow. But things that keep me annoying is they are demanding for everything and for free. some of the item :-
free extra mattress
free bottle mineral water
provide 3 extension wire plug
and the list continues.
i said NO to several item that they request and this gonna effect my rating but do we need to fulfill all the request?
NO is the right answer here.
They wont be satisfied ever and give you a bad review (if at all) anyway.
They should have booked a hotel.
Did they book using Instant Book ? In this case I would contact airbnb and cancel the reservation on the grounds that you are not comfortable with these guests.
Quite honestly, you are better off without them !
@Darul-Azzuan0, extra mattresses for extra guests or to get the beds softer? Extra fuests should pay th3 extra guest fee and then they get mattresses or they leave.
No to bottled water. That and the food can be bought by guests.
Extension cords - what for? Nowadays people wan5 to plug in their laptop or computer in bed, so I would provide sockets close to the bed and to a table, where people would work on a laptop. Extension cords are rather dangerous, they may trip over them. 3 extension cords makes me think someone will work in the garden and leave the cords out there.
I would tell them where to buy the water and inquire about the rest.

A guest that uses either direct or veiled threats, is a terrorist.
I completely agree with @Helga0. Why on this green earth would you need another mattress?
Charge a fee for every single thing down to a Qtip. Here is the way you approach the issue.
You never come out and say ‘No’.
You say ‘yes’ to the request but there is a fee associated with these request because it is outside of what you offer in your listing.
The guest will decide if the extra amenities are worth the fee you are charging.
Nothing on this planet is ‘free’.
‘Yes! We offer additional mattresses for $35 a night. We also rent power cords for $5 a day with a $15 deposit. Bottled water is $14 for a 24 pack. Would you like me to put together the total extra request fees and send you the amended fee scale? I’ll have the items waiting in your room once the extra fees have been paid.’

@Darul-Azzuan0 I just looked at your listing and I must say, that is a very nice space you’ve created.
The only thing I would upgrade is the linens and towels. Once you upgrade your linens, you will have a Five Star listing that will reward you for years to come. Congratulations on a job well done.
I assume you have mentioned all the amenities you provide in your listing. If a guest starts demanding more, I would simply point out that the amenities provided appear clearly in your listing at the time that they booked, and that those things are what you offer and what they have paid for- you try to make your guests as comfortable as possible, but that, no sorry, these extra requests cannot be accomodated.
It's no big deal to me if a guest makes a polite request for something small additional, (although I've actually never had any guest do that)- I'll either say for sure, no problem, or no, sorry.
These folks you're dealing with sound like they're going to be a real pain and maybe show up with more people than they booked for (why else would they ask for an additional mattress?). Good luck.
P.S. Report these demanding messages to airbnb- then airbnb will have a record of what these people are trying to do beforehand and you will have that on file should they become even more annoying or give you a bad review.
Say no, contact Airbnb and cancel the reservation, clarifying that you are not comfortable with this guest and why. Seems like this reservation has all the ingredients to go very bad...
I woild not say, that it will necessarily go bad, but that hou need to have demanding person run in a wall to stop the charge. @Rene-and-Zac0 have the perfect wall actually, cushioned in rubber, ah commercial efficiency, and concrete underneath. 😉
Here is my analogy. I liken my listings to ice cream cones. I offer a very nice vanilla ice cream cone. When a guest asks for sprinkles, I say no. Is it hard to provide sprinkles? Normally no, and I would be happy to do so. However, the moment you say yes, the guest then asks for chocolate instead of vanilla and then for a gluten free cone and so on and so on. The demands never stop.
