Guest service fees higher than 12%

Hey all, looking at the breakdown of a bunch of properties in the Pacific NW, the guest AirBnB fee is at least 15% and sometimes going up to 20%. This is NOT including occupancy taxes, cleaning fees, or other fees. JUST the AirBnB fee.

These are also NOT premium properties of any sort. Some of them are tiny homes, 1 bedroom condos, etc.

The AirBnB page says 6-12% fee for guests. When did it go up?

The Airbnb help pages do not say it is 6 to 12%, in fact it says it can be  up to 20%:

The average Guest Service fee is 16 to 18%, for long term stays it is 11 to 13% (that's what i see on my listings).
