Guest wants to leave early

I had a guest book for 2 weeks and gave him a "special deal". He told me last night (Monday) that he wants to leave on Friday (one day early) and is expecting one night's refund. Am I at all obligated to give him this considering I will find it hard to fill the room for one night and he prepaid on a special deal?? If I do say yes, do I simply "alter" the reservation so I can try and fill the room? Help please!

Hi Sarah, we had the same case, it would be more better if you could talk with your guest first, about the reason why he leave, if that reasonable, you could accept change reservation from him amd your calendar will be opened again. good luck!

Thank you 🙂 Yes, he has decided to go away for the weekend. I am happy to refund as long as I can get another guest to cover the night. I have submitted a change request to AirBnB.

Hi,

- We are in the rental business since 1993 and we've seen the same scenario 100's of times.

There are many clients that know well (and some of them very well....) how to take advantage of the hosts (landlords).

So to quickly resolve this matter let me explain you how you can handle special deals.

- When the guest arrives remind him that you gave him a deal pending that he stays the whole lenght of time booked, but also let him know that he doesn't have an obligation to stay the whole lengh of time booked, and remind him that there is no law anywhere stating that he has to stay, it is stricktly up to him and nothing to do with you. As far as you are concerned he booked and paid for the time requested, he wants to leave earlier... well, feel free to go. You have no obligation to refund anything and next time do not engage in any discussion related to it, period.

Tell him you're willing to refund him if you manage to get a booking for that day on such short notice.

Or refund him for that day minus a surcharge for 'late cancellation' maybe.

Have him choose.

I would not provide a refund. You already lowered your price losing income from that.  Now he wants a deeper discount?  If he would like to leave early, as others as mentioned, he's free to do so. You are under no obligation to refund anything amount - rebooked or not.
