Hosting potential party animals?

Hi Airbnb Community,

A young lady has just booked my Airbnb apartment, and sent the following message:

"Looking forward to the stay too. My 3 girlfriends and I are going to be out and around the town for my 21st birthday. So we basically just looking to sleep over for the night instead of driving all the way back home. We looking to check in around 2 the afternoon."

She lives locally, but has chosen to use my space for her 21st birthday. I immediately assume this could go south very quickly (house party/drunkenness etc), but I'm reluctant to cancel the booking and want to give her the benefit of the doubt.

Does anyone have any suggestions to ensure they're well behaved and look after my place? I'm thinking of politely reminding them that no outside guests are allowed, and suggesting I live in the building "in case they need anything". Thoughts?

I think that the guest disclosing that it is their birthday probably means that there are good intentions.

The guests that book a place for a party would be unlikely to mention any party related hints or clues.

Anyway you are on the right track with your reminder of your rules and being 'local'.

It's always useful to have cctv at the entrance door to monitor comings and goings for your peace of mind or you can get someone to swing by the apartment during the booking to check for anything untoward.

I had four young ladies coming for a homecoming weekend football game. They had just graduated college the year before. I reminded them that, while I know this is a celebratory weekend and I want them to have fun, I only rented the apartment to the four of them and there are to be no outside guests and that I have neighbors so please be respectful of them. I also told them that I would be close by to help with any issues and check on things. They assured me all would be good. While I was prepared to be a little more lenient due to the nature of the weekend, they turned out to be great guests and I've already invited them back next year. Always keep all your correspondence on Airbnb messaging. Good luck to you.
