I am new to ABB what could be the best advise to attracting clients. Any advise??
same here. Wish to get some advise from expert. thanks ya
Welcome to the wonderful world of hosting! I wish you many happy stays. There are a couple of things you need to ask yourself. Start by asking yourself which type of guests would you like to attract? For example, if you're interested in hosting families with kids, then make sure your place is child-friendly. This blog post mentions simple tips for attracting guests (a good place to start). Good luck! https://www.airgms.com/6-types-of-vacation-rental-guests-and-how-to-attract-them/?utm_source=Airbnb%...
Airbnb will give you a favourable position on search pages when you first list which may help you start your hosting career, and I wish you all the best along with @Kate-Mary0 and the good advice she has given.
The main thing which will control whether you get bookings or not will be your search placement.
There are a couple of observations I would like to make if I may Lily.
You are showing 5 virtually identical photos for each listing. This is giving prospective guests very little to go on! It is not making your listing look attractive to future guests. You need to show what facilities the guest will have access to! As you are listing an entire property, show the guest the Kitchen, the lounge, those areas the guest will have access too! I would suggest you look at a few Superhosts listings to see how they word their description and how they choose to visually display their listings.
I would also suggest to you that you continually alter something on your listing....put the price up a small amount one day then down again the next day. Add a house rule or change a photo. Get some friends to hit the contact host tab and ask a question.....It does not commit anyone to anything, It just gets a bit of activity happening on your site! And the search placement algorithm responds to...... 'Activity' .
It has past midnight here so I am going to give it away for the day but Lily, time and red wine has got the better of me!!!
if you need any help I am willing to offer what ever assistance I can.
Cheers.....Rob
I agree with the expert advice that @Robin4 shared. SEO is so important. If you want Airbnb to view your listing as "active" you need to be making changes regularly. Another such change is updating your calendar often.
@Lily-S0 the best boost to your listing is by switching on instant booking, tweaking your listing on a daily basis is a waist of time according to airbnb.
@Jeff158 @Lily-S0 @Loovely0 @Kate-Mary0
Having been a part of Airbnb support I have literally hundreds of help bulletins here on file that I can call on, and I agree with you Jeff, that is what the help guides suggest.
But, experience will tell all of us something else. If you snooze your listing for a few weeks to have a break, or no 'activity' happens on your listing, your views will drop and your placement will drift down. The most heavily trafficed listings get the best search placement. This is not my hypothosis...it is simply the way the platform runs. Airbnb promotes success!
Have a look at the alternate listings in your area Jeff that will be displayed at the bottom of your listing page. They will be ranked from those with the most reviews down to the least.
Help bulletins are great, but Jeff, they don't make up for experience!
Cheers.....Rob
@Robin4 all you've done is agree with me that tweaking a listing is pointless.
If you snooze your listing for a few weeks to have a break, your views will drop and your placement will drift down
If you snooze your listing its no longer shown, obviously you won't get any views and your placement is non existant.(nothing to do with tweaking a listing). In my experience when you unsnooze a listing it goes back to its ranking prior to snoozing.
If no 'activity' happens on your listing, your views will drop and your placement will drift down.
The "Activity" on your listing needs to be from outside sources, ie views, click throughs and reviews. Airbnb promotes success! but that success is decided by the guests actions not the hosts, as you state "The most heavily trafficed listings get the best search placement" (nothing to do with tweaking a listing)
They will be ranked from those with the most reviews down to the least.
(again nothing to do with tweaking a listing) incidentally listings in my area don't appear to be ranked by number of reviews or superhost status.
I think the help bulletins are a great way to get a point across when whoever you're conversing with has no idea whether you know what you're talking about or not
In addition to @Robin4 's great advice, I also
would consider some personal pictures from host on her/his profile
and I also (from guest point of view, looking for a nice stay)
would strongly recommend to verify your ID with airbnb.
I wouldn't name me "Loovely"
(other than its actually a real name) on a Airbnb/home charging profile...
@Giedre-and-Andre0 @Kate-Mary0 @Loovely0
Giedre, I wouldn't read too much into a name such as Loovely! We do see many that are strange to us.
I had this crazy experience early in my Airbnb hosting career! I had a really nice gentle guest here who's name was, Coop...short for Cooper. I made the mistake of doing the review on my phone and in my haste did not spellcheck before posting. As soon as I posted my review, both became public because Coop had already submitted his review of me!
As I read my review back on his page the review said ..."It was such a joy to have Poop stay here with us"!!!
Bloody pre-emptive text got the better of me!
This is the only time that I am aware of where Airbnb did actually re-open a posted review for alteration. They agreed with both Coop and I that the comment could cause offence and allowed me to alter it!
A name is a name Giedre!
Cheers......Rob
@Robin4 :-)))))))))))) LoL!!!!
Totally agree with you...
But the topic was: ...How to attract more guests...
And unless "Baby Doll" is NOT your REAL name,
its not helpful of earning trust from a family, who wants to book a vacation...
My Opinion 🙂
A name is a name Giedre!
NOT always true...
Cheers, Andre :-))))
