Incentivizing guest's reading of rules and descriptions

I spent hours writing my house descriptions and rules, but very few actually read them. So I spend more time answering questions that are answered in my listing!

I'd like to make it worth a potential guest's while to read everything carefully. I was thinking of putting a code word in the middle of my discription. Like this;

Blah blah blah blah blah if you mention purple horses you'll get a 10% discount. Blah blah blah blah blah.

Was it the grateful dead that put something about taking out the red m&ms in the middle of the stage assembly instructions? That way, a glance at the bowl told them that the instructions where carefully read.

So how would I award a particular

guest a discount. When would I be able to?
