Last minute cancelation 1 hour after scheduled arrival time?

My latest guest Shirley was due to stay for 3 nights and having arrived well after check in notified me through Air BnB that she didn't think the place was what she expected and was packing up to leave.

There are 23 or more photos of the apartment on my listing, mostly professional, as provided by an Air BnB certified photographer.

I visited the apartment this morning to find that the shower had been used and a foot towel which was clean and hung was on the floor still wet.

The toilet had been used and the second bedroom showed signs that someone had messed it up.

There was takeaway food wrappers in the recycle bin in the kitchen with onion skin on the kitchen bench top.

This may sound petty but I feel offended and out of pocket because somone was whimsical but still used my place.

I expect them to have to pay the full amount for the 3 nights that I could have let to another genuine party.

I have 56 really good reviews so this is a first and I can tell you I am 'Not Happy Jan!!'

 

I'd be interested if anyone else has had this happen?

Your cancellation policy is Flexible and so "If the guest arrives and decides to leave early, the nights not spent 24 hours after the official cancellation are 100% refunded." Thus the next 2 nights would be refunded to the guest if they are cancelling right now.

Please change your policy to medium or strict so that you don't lose the money going ahead.

Don't cancel the booking yourself, ask the guest to cancel. If you cancel, you'll be penalized and would get an automated negative reivew.

Have a word with the guest about what they did not like so that if what they are saying is actually relevant, you can improve.

Keep all your conversations on Airbnb so that if they make false claims, you can use the conversations as a proof later if there's any issue.

 

If they happen to leave a false review which is not a true reflection of their experience, please contact Airbnb and explain them so that they delete the review.
