How do you list a multiple room suite?

I will have 3 suites in a large home, I'm changing some things around for the upcoming summer. 

Each will have a private bath, living room and bedroom(s).  The kitchen, yard areas and kitchen.  There is coffee, fridge and microwave inside each suite.

They are as follows:

Sleeps 3, queen + twin-large studio type with private bath

Sleeps 4, 1 king + 2 twins-2 bedrooms, 1 bath, private living room

Sleeps 3, king +1 twin-1 bedroom, 1 bath, huge living room

They are more than a private room but less than an entire home.  Any suggestions??  It seems like bed and breakfast listings do not get much traffic so I'm reluctant to do that...

Suggestions please?

If you rent out each separately, then you would need at least 3 listings. They should be listed as private rooms.
