My guests didn't inform me they were bringing their toddler

Hi there,

My guests informed me they would be two--a husband and wife--and when my  friend let them into my apartment for me, they had brought their four year old. I would not have rented my place to them if they had told me ahead of time due to potential noise complaints, my apartment hasn't been child-proofed, potential mess, getting in trouble with my landlord, etc. I feel rather taken advantage of. That being said, there was no damage or major mess to my apartment. Should I start an issue against them with Airbnb or just let this one go?

Do your house rules state "No children!" In your listing?

If not, I would mark this in your rules muy pronto.

It is too late now since they were accepted into the home and already gone.

This seems to be an issue that many AirBnB'ers have ... They don't live on the property and thus can't monitor what is going on in a timely manner.

Whomever you are using to "standin for you", is not doing their job correctly.  Your "standin" is causing you problems.  Correct the "standin", not the guest.

Some guests will take advantage if they can... It is the job of the "standin" to stop that sort of behavior.

Hi there,

I do live on the property--that's what makes this especially irritating, because they were staying in my place while I was on a work trip. My friend didn't know what  to do, but bottom line, she didn't want me to lose the money, so she let them in. Yes, ideally, I would have been there, but flight times didn't work out that way. In any case, thanks for the reply.

Also, they got away with paying for two guests and not three.

Try to be there to accept your guests. If a friend does it for you, pick one who will stand firm on your rules.

Options: 1) Report to airbnb 2) Charge extra for 3rd guest in resolution center 3)Do nothing and be annoyed. 4) Make the best of it learn from it and move on. Unfortunately some people think kids don't count. Inform your friend not to let guests in if head count is wrong.

I would and do charge extra for extra people.  I have a $50 charge for everyone past the 1st. guest.

do you have an extra guest charge? and if so how many guests do you allow on your profile. ? i would let it go and like the others said , include it on your house rules for the next time.

I would let this one go, but in your listing stipulate that the guest must list all other guests including children.  If there is any violation from this policy, you have the right to evict immediately.  I am having issues myself with guests bringing more people than they say or having a family party for the day with over 20 guests (I rent out a lake house and I live next door).  I myself am changing my rental agreement to be more strict as not everyone is as respectful as we would be.  Good luck!

It is a requirement in my "house rules" that all guests wishing to stay overnight must be accounted for in the reservation. 

I even go so far as to ask guests that only list 1 guest, if there will be just 1 person staying in the treehouse.  Many times they will say 2 or more are wanting to stay, and I then tell them that each person will be an extra cost, and I go and change the reservation to reflect the new numbers.

This all happens way before they get to the treehouse.
