Occupancy tax

Hi,

In Amsterdam Airbnb collects the community tax from our guests. A comfy position for the hosts in Amsterdam. We just found out that it still means that we need to check it in our financial account results as the software let us and Airbnb down the last 2 months. It is fixed now but be sure that we check it now with every guests. It used to be mentioned in the confirmation you get immediately after the booking but they have stopped doing that.

Airbnb does dit collecting in more cities over the world so we mention it here so you can check and warn Airbnb if things go wrong. 

In Amsterdam the hosts are very glad that Airbnb did made this arrangement with the council and we will do everything to help Airbnb to improve the process.

Software is great; could not live without it anymore but human checks are still needed.

Thanks Mieke, for letting us know. If  tourist tax is collected  from the guest,  you will   see  the tourist tax ( Occupancy Tax)  specified  in  Dashboard-> Earning Details -> Transaction History -> Gross earnings.

 

Do other hosts have the same problem? Or only we  in Amsterdam?  It is in our common interrest  to  help the Airbnb tool develop  as good as possible!

THNX and you are right: lots of hosts in Amsterdam have reacted on this problem. Airbnb is still working on it; I have written it is fixed but I meant (and I was not clear, sorry) that the problem is at Airbnb and they are working on it. As soon as it is fixed I will let it know in this community center.

I hope the hosts up there check their accounts as well to help Airbnb with this problem.

Yes, I agree with you. I will be glad when @Airbnb starts collecting here in Texas, USA. We have 3 taxing authorities and four when you put Federal government into the count.

I'm from India where Airbnb is collecting Occupany Tax directly. I was wondering if I have to pay income tax on the rest of the amount?

In Amsterdam Airbnb is collecting the Occupancy taxes as well for the hosts but hosts still need to pay incometaxe here as it divided in Holland; you pay taxes over your income and you pay tax to the council where you live and your hosts pay the occupancy taxes. I do not know if you need to pay taxes on your income in India; I suppose so. Seems logic to me as they need money to built roads and so on.....

@Mieke0 - here in the USA each state determine tax but definitely everyone must pay Federal taxes on income earned. In my state I have 3 agencies, State, county and city.

I cannot use the field that Airbnb supplies for entering the tax because the Tourist Tax is a "per night / per lodging" type fee and not a percentage. I guest they haven't researched it thoroughly for every Country. I just pay it directly myself.

I wish that AirBnB could incorporate the Delft tourist tax (for 2016: €2,90 per person per night) in its fee structure. To me, there's something uncomfortable about expecting guests to fork over cash on their arrival. To try to avoid any surprises (for guests), I've indicated clearly - in two places - on my listing that a tourist tax fee is required. And just in case guests haven't read the listing thoroughly - which I remind them to do in my welcome message - I plan to mention tourist tax now as well. At least that way they won't be surprised when I pull out my guest register ledger (names, addresses, and ID are required by the local authority) with a with a tourist tax column. 😉
