I am very new to this room sharing system, but I have a question, a family of 3 has just been pre approved, but I noticed that the fee total assumes just one room, the pre booking is shown as for 3 adults I think one is a child, question: is the nightly room rate just for the room or am I expected to put the child into another room?

Hi @John1974 you'll have to go with the flow on this booking as its what you offer.

 

At the moment you are offering both rooms for upto 3 guests for £20 pr night, you can add an extra charge for guests 2 and 3 if you click on "pricing" and "Edit" standard fees and charges.

 

I'm not sure if you want to sell both rooms seperately as you have 2 identical listings. To avoid any double bookings snooze one of the listings until you are more in control.

@John1974  You have a few issues going on here.

 

1) You are giving them both rooms for the $25 per night. You need to charge a per guest fee. You should probably have 3 listing - Room A with double charge  extra guest fee for a second person,  Room B with single charge for 1 person, them Room A and Room B charging for 3 people with guests over 1 being charged and extra guest fee. Then you Link all the listings so you do not get over booked. You do realize that currently your listing is published twice for both rooms and 3 guests, so you will over book if you do not fix this. 

 

How do I link Airbnb calendars for multiple listings?

If you have multiple listings on Airbnb (for example, an entire home and a room inside that home), you can link their Airbnb calendars to prevent double-bookings.

 

To link Airbnb calendars for multiple listings:

 

  1. Go to Listings on airbnb.com and click a listing whose calendar you'd like to link
  2. Click Availability
  3. Next to Linked Airbnb calendars, click Link
  4. Click Create linked calendars, then select the listing for the entire home you’d like to link to other calendars
  5. Click Next
  6. Select the listings inside of the home, then click Save

 

Note: If you don’t indicate that the listings are connected, a reservation for one listing won’t automatically block those reservation dates on the other listing's calendar. For example, if the primary listing is booked for a certain date, then it will block that date on the calendars of any listings under it, and vice versa. However, if you block a date on a calendar of a listing under the primary listing, it won't block the calendars of other listings at that level, only the calendar of the primary listing it's linked to.

2)  You need to change your cancellation fee to at least Moderate or you will get constant change request and cancellations that blocked your days and you end with nothing to show for. Make it cost the guest something to cancel or change last minute and never change a reservation within your cancellation period, it's a way to get around your cancellation policy. 

 

3) Your check in time is anytime after 8 AM, but your check out time  is 10 AM. This is not going to work. Guest will be checking in before guests have left or you have cleaned the rooms. Make check out 10 AM and check in at least a few if not closer to 4 hours later to give yourself time to clean for the next guests. 

 

4) Your description needs to be better. Tell them what is shared and what is private. State any rules you want like no vistors, no other guests, no use of kitchen or lite use like microwave, toaster coffee and some refrigerator space or full kitchen. I'd recommend no kitchen until you get the hang of things. Do you allow laundry, if so limit it to a load per stay. Raise your price to $30 for the first guest then a  $15 extra guest fee your way too low. You will be paying to host your guests. You're going to have to keep the one booking and honor it for all 3 at $25, but change it immediately and mke the two listing you have currently for 2 guest with only the double bed and the other for 1 guest in the single. Then add another listing for the 3 guests and charge $75 for all three. 

 

You can take my suggests or not, but get the one listing either removed or adjust both asap before you double book.

Hi Letti,

 

Many thanks for the info I have made some of those as per your suggestions, but alas whilst making them some guests had already tried to book, I wonder why ha ha , hopefully the ammended listing should now be active and I can get on with getting my home ready. I have a 6 bedroom home and wish to let 2 or 3 rooms so I will have to carefully combine listings to reflect what I require.   thanks again   cheers------John

Just remember John, any bookings made which you have accepted before you made the changes must be honoured as was stated when they booked. You can't alter the terms of a booking once accepted.

Did you accept that guest who tried to book? 

New reservations will reflect your changes but you are going to have to honour any existing reservations....and don't under any circumstance cancel. There are severe penalities for a host cancelling a confirmed guest reservation. If you are in a situation where you cannot honour a reservation call Airbnb on the Sydney number 02 85203333 and explain to them the reason you can't continue with a reservation and see if they will cancel or alter without it affecting you!
