Quiet Season. Can anyone help!

Hey guys! 

It's quiet season and our Airbnb has gone completely dead! Just wondering if anyone can give us advice on advertising our home to increase our guest bookings!

In my quiet season, I reduced prices drastically and removed my two night minimum. Decide what the minimum price would be that would still be "worth it" to you, and adjust as needed. 

Agree - just becareful you are now lowering it so much that you attract the wrong type of guest.

 

We also removed complete the maximum stay and hey presto we suddenely got a lot of request for 1 and 2 months stays for people moving into the area to start a new job etc. We declined these and changed it back to a maximum of two week as we really did not want a lodger for two months.

Update your listing with a new title, add or changes a few pictures, relax your minimun night stays but also your security deposit and per night rate, offer coffee or tea for breakfast and fruit, etc.

 

The idea is to use the search algorithm by propping your listing up to the top of reults yielded with as many appealing features and refreshed updates as possible. I've noticed that editing the title and changing up photos or adding one or two from time-to-time tends to draw more requests alone, per my stats.

yes, I found that changing some photos or wording seems to activiate the listing and generate more interest.  I have also added some local winter events with dates on the photo page to generate interest.

Yep it's all quiet here in Adelaide too!! Might try what the others suggested!
