Reservations have fallen off cliff....any ideas?

For the last three months, ...March, Apil and May,  my place was all but fully booked out...26 days for each of April and May, 20 days in March.  Now that tourist season is in full swing, I have nothing for June or July. No bookings, no inquiries, nada.

 

i have two bookings in June through another platform ( my 3rd from them in 3 years).  But nothing from Abnb.  i have tweaked prices and length of booking requirements. ....and nothing.

 

 This sounds paranoid, but could Abnb be punishing me for using another platform? The  calendars are linked. 

 

I tweeted the issue toAbnb and got immediate polite response which said the usual nothing...

 

I would appreciate any feedback from the community

I looked at your listing. It says $ 120-, a night, but when simulating some bookings, i comes with average $145 a night, min. stay is 4 nights. I can imagine 1 person will find it too expensive, so you maybe miss the solo  guests ?

 

I search as a guest on "Nashville,TN" and guess what : You show up as nr 1 on the first page !  (out of 300+ listings, without any filtering). So definitely no punishing from Airbnb, you are at top-position !

But most of the listings in your area are cheaper. So maybe have a closer look to your compatitors and adjust the price ?

A 4 day minimum is difficult mathematically. Your guests must want 4 days at the exact correct time to fit into your available time slots. That has such a low probability that I am very surprised that you were able to fully book the last three month.

If you want more bookings lower your minimum stay  (or price).
