Special offer vs. Occupancy taxes

Hey guys,

A guy wants to rent my room out for a month and his total set by airbnb is a basic of $2283 plus $71 service fee. He asked me for a discount, and I am happy to offer him that given that he seems nice and has good reviews. Yet, when I tried to send him a special rate of $2150, airbnb wants to add $497, making his new total $2354, which is more than the initial request he sent!!!

Please advise.

Thanks

Hi @Zed2,

This does seem right to me when I check out your listing.  When you said a $71 service fee, this might be your service fee but the guest pays between 6-12% plus the occupancy taxes look to be about $350 for a month.  When you send a special offer, Airbnb adds their guest service fees and the occupancy tax to you total.

I hope this helps explain it.
