Tenancy rights in Massachusetts?

Dear AirBnB Community in Massachussets:

 

Does anybody know after how many days of continuous occupancy does a guest acquire rights as tenant in the Commonwealth?

 

* Is is 14 days like what I have read is the case in FL?

* 21 days like some hosts in Canada go by?

* 30 days like in CA, NY, or TX?

I believe it is 30 days or one month, whichever is shorter.

I limit my guest stays to 21 days, just in case they don't want to leave. Gives me time to remove them.

Have you encountered AirBnB guest situations in our area triggering a concern about possible over-staying?

@Gina136 I know that it has happened. No actual local stories to share. I am simply very cautious. Evicting someone in this state, especially during the winter months, is almost impossible.

 

I know a number of hosts who do longer term rentals in Boston, but they carefully vet the guests. The guests they like are here for aa three-month internship, contract work, etc. and have somewhere to go "home" to.

 

I have chosen not to take that risk.
