Three double bedroom

I have three double bedrooms available in my house, where I live.  I don't want to list the 3 bedrooms separately as I'd like to attract families who might want several rooms. 

At the moment I list them under the header:  'three double bedrooms' but people think I am offering the 3 rooms for the price of just one!   

How do I do my listings so people can search and find me when needing  multiple rooms?    There seems to be only 2 options: entire home or individual rooms.

Hey @Pascale302  You can create 4 separate listings and then link the calendars for each so you cover all markets: 

 

Let’s say each of your rooms to rent are lettered a, b and c.

 

3 x double bedrooms listing (rooms a, b and c)

1 x double bedroom listing (room a only)

1 x double bedroom listing (room b only)

1 x double bedroom listing (room c only)

 

If you link the calendars, then if a guest books your 3 x bedroom listing, then your listings with a double room each will be automatically blocked off, and equally if someone books a 1 x double bedroom listing then your 3 x double bedroom listing will be automatically blocked off, and your remaining 2 will be available until they’re also booked!

@Pascale302 Just had a quick look at your listing (suppose I should have done so before replying ahaha) 

 

You have a max set of 4 guests for your 3 double bed listing (and 1 room can take 3 people in the double and a single bed) so you should adjust this to 7 guests so you don’t miss out on bookings when potential guests search for the number of guests travelling. (And think about bathroom logistics I suppose if they’re all sharing 1 bathroom)

 

You can adjust the price of your overall listing to factor in the cost of renting all 3 rooms and make the £28 price the base price of all your individual double room listings (sounds like a VERY competitive price to me!)

 

For the room listing that contains the double bed and single bed you could set the price at a £28 base price for 2 and then a £10 charge for extra guests up to 3 guests so if the room is let to 3 guests it’s £38 per night.

 

Not that you asked about the below 2 things so ignore if you want to 🙂 

 

You have a minimum stay set for 15 nights which is high, you might be missing out on guests who could be coming for a shorter amount of time (again, your listing won’t show up to guests who might be looking for a 1 week or 10 day stay) 

 

Your reviews are lovely, but on one of your reviews you’ve replied to private feedback a guest left you in public- if a guest leaves you private feedback always remember to addrsss it in a direct message- if you click “reply” it will post on your listing for all to see- and otherwise the review from the guest was totally fine!

 

I always use the “reply” function to summarise the review and thank the guest for staying- reviews are a marketing tool and replying to them shows your personality to potential guests.

For me, the "double" bedroom part is confusing. Why not just say "3 bedrooms in a shared home listing" then explain in detail how you've set up. For instance, if the 3 guest rooms are on a separate floor you could say you have a guest floor in your home, and the main entrance is shared with hosts who reside on the 1st floor. Then explain each guest bedroom. What floor is it on, what type of bed, is the bathroom an ensuite or across the hall from which bedroom etc. 

Your listing states you have 1 shared bath - does this mean you (hosts) share the bathroom with guests? If that's the case then 2 hosts + max 4 guests = 6 people sharing a bathroom would not be ideal regardless of the no. of bedrooms. If the 3 guest bedrooms have their own bathroom and you mean that the guests from the same reservation all need to share the guest bathroom, that is actually a private bathroom since they are not sharing with anyone outside of their group. Right now your listing description and pics don't provide the level of information I'd want to see as a potential guest. 

More details and explanations about the layout of your home could be helpful. My experience is, most groups of 3~4 people or more will prefer to have a private space to themselves so explaining that even though it is a shared home listing the guests will be able to have privacy could be a great selling point. Good luck~

Also, if you want only one guest group at a time, it would make sense to target groups of min 3 people rather than 1~2 people groups. Optimal would be 4 or 5. And you should clarify if you will give guests access to all 3 rooms regardless of no. of guests in the group, or will you lock 1 or 2 bedrooms for smaller groups? Pricing should vary accordingly and you need to explain this in detail in your description.

@Pascale302  you're offering 3 bedrooms for the price of one.

Put on your listing:

1 guest gets access to one bedroom

2 guests get access to 2 bedrooms

3/4 guests get access to 3 bedrooms

I would then add an extra charge for the 2nd, 3rd, 4th guest, its under "Standard fees and charges"
