Virginia Beach Off Season Occupancy

Hi everyone!  I'm a new host in Virginia Beach.  I'm wondering how occupancy rates flucate during the off season?  I had assumed the summer would be the high season for both price and occupancy.  I noticed that my calendar has the smart rates actual increasing after the summer and through the winter.  Can anyone shed any light on this or tell me about their experience?  We've been trying to decide if we would keep the listing up year long.

@Carlene12: Every market is different. You would probably need a solid year of hosting to see what kind of inquireis you get in your off-season. We are in our off-season right now and the biggest change is length of stay. Peak season people stay 7-21 days. Off season people stay 3-4 nights.
